even if they have Thai family they would have to leave unless they are on an O visa.

HOWEVER, they said they are not in a position to renew; an extension and a renewal are the same price, so other ussues,are at play.

Without knowing those, there are no other variations that seem feasible.

only heard of 90 days for the visa. And extensions being good for a year.

Why did you wait until the last minute is the biggest question.

You put yourself into this position.

With that said..... you can 'skip' your 90 day until you get the new passport and pay the 2k baht fine.

Or.... go to IO and see if they can help.

All of this precludes you doing the 90 day check-in online and bypassing any issues.

You missed one point Todd. You must also bring the 400k back up to 800k as usual, 2 months, before applying for the extension based on 65k. (You said remain at 400k.)

Submit your application for the visa to the Thai embassy or consulate. Printout the SS letter. It is accepted.

You are confusing in-country requirements with external.

Wife's property makes zero difference.

YOU need a chanote or a lease in your name.

If she is the owner, she can simply make a lease for you and you are done.
