Just directly send the USD to your Thai bank account and let Wise do the conversion. What some people do is transfer the USD to their Wise account, and then convert it to baht when they like the exchange rate, but I would never do this. Wise is not a real bank and your money is not FDIC insured while there. You should never leave money in Wise or in any technology financial company. Just use the service for transfers.
It's not really about how many times you go, it's about how long you spend in Thailand. All of your trips combined is still less than 90 days so you shouldn't have any issues.
You don't pay anything for LTR until you're actually applying for the visa, so there's no harm in applying for the qualification.
But you can contact the BOI to see what they say about having an active 1 year visa. They'll advise if you can switch while you already have an active visa or not
The requirement is that the money must be from overseas. Sometimes they will look the other way if the money has been in Thailand for a long time, but likely only if it's been in the same account you want to use for your visa for many years.
The way to bypass the requirement is to leave Thailand and apply for the visa from a Thai embassy. The requirement there should just be to have 400,000 baht, so you can show it from your Thai bank account to meet that requirement.
What do you mean by being successful? Nothing has changed with ED visas, they're still available same as they were before DTV. Someone posted that they were having trouble finding a school that would support the ED visa rather than the DTV visa, but that's a school issue not a visa issue. If you find a school/gym that will support an ED visa then you'll be successful.
There is no requirement that your passport be valid for 6 months to apply for an extension. But if you apply for a 1-year extension, it will only go until the end of your passport validity. So your extension would only be good until July 2026.
You should renew your passport before you apply for your extension, either in the US or from Thailand. Either one is fine. The bank will have no idea your passport number changed until you tell them.
I don't know the specifics of Jomtien, but I've gotten residence certificates in 3 different provinces, and none of them required a lease. They just wanted a copy of the TM30. And in 2 of those provinces I politely asked if there was a way to get it faster when they said it would be 1-2 weeks, and they offered an option to pay for same day or next day pickup.
Specifically for Jomtien/Pattaya, you might also be able to find an agent that can assist in getting it quickly. Maybe focus on one of the agents that advertises for Drivers Licenses, I think Tiktok and MOTS offers that? I'm not 100% sure though.
