You can get an extension just prior to your first 180 days of each year however you must leave the country prior to the end of that extension.

So - Each year can do an extension and each year must leave once.

If you have a rent certificate or lease then take that to immigration and ask for a residency certificate.

Then off to the riding school for you.

A rent certificate will usually suffice - it does in Korat and Kanchanaburi

The 800k option is easiest to maintain as is a set and forget.

The 65k/calendar month remittance cannot be missed otherwise it's game over. Further, having immigration identify that the funds were from overseas can be problematic via some routing.

Visiting the bank is a risk if you cannot show a long term visa so suggest you leave sleeping dogs lay as long as you can.

Doing 180 days basically back to back is a huge red flag 🚩 or 3 ( 3rd entry ).

Try your reasoning to us that you would try on the IO upon arrival suggesting you're not a tourist - as you have no.long term visa.

Maybe an agent can see a way around it however I doubt it.
