is the income/assets requirement based on “Adjusted gross income” or “net income” based on the tax returns? Most of my income (except for $2400/month is from SSI) is from all my investment property rentals, therefore it requires about 30 pages of tax returns and a lot of calculations of expenses and depreciation. Just wondering exactly how they require the proof of funds? Do they just submit 2 years of tax returns?

As I understand your question u r applying for the “NON-OA” visa which is done while u r in USA, as opposed to the Non-O visa which is applied for Inside Thailand.
So no need to deposit money into a Thai bank account IF you are using the Non-OA route as u would provide paperwork that u have 800,000 baht equivalent inside your USA account. But after the Non-OA expires and visa is used up u would need to convert to the Non-O visa inside thailand which starts w a 90 day visa which is extended for another year. When u get ready to convert over to the Non-O visa, that’s when u need to show the money in the Thai bank.
Don’t confuse the Non-OA visa (can only get outside Thailand with the Non-O visa which I get by applying inside Thailand.
If u plan on going to USA each time your Non-OA expires and renewing the Non-OA then I think u can just keep showing the money INSIDE USA via a letter from your bank.

With signed Copies of passport, entry stamp, 90 day Non-O stamp.
Copy of TM.30
Copy of House Papers, copy of ID of Owner of house. I also had to draw up a map in my own handwriting w directions to get to house. Just a basic drawing. They included it but didn’t bother to even take the time to look at it closely. I prob could have showing directions to Disneyland for all they know. Lol
They asked me if I was stayin w my wife’s house or rent from someone else. I told them it’s my wife’s house. They said TM.30 is usually sufficient BUT “do I have signed copy of her ID and house papers”? I did so they included them.
I had also drew up a simple lease w me and wife for 100 baht per year, expiring in 5 years. They looked at it and said they didn’t need it. Instead just took TM.30 copy that I did from a screen shot and stapled it to her house papers and copy of ID. Signed a 90day form which said I needed to do 90 day report. They took my pic while holding the same form. Charged
1900 Baht and stamped my 1 year extension into passport. Took less than 45 min.
After that I filled out the form for multi-entry permit and queued up. Took about 15 min to accept documents. 15 min later they handed me my stamped passport w multi entry. 3800 baht.
