Hi everyone , I have applied for the new 10 year evisa and it's asking for a letter of acknowledgement , getting so confused as I thought this was for them to give after the application was considered ,if so where do I get one from , the visa is ltr pensioner TIA

Hello everyone,

Could someone please help me clarify a definite answer for Thailand Investment Visa.

I am thinking of investing in Thailand by buying a new property (condominium unit, owned by Thai nationals over 51%).

A few sources states that not only the investor but also the investor’s family members are eligible for the investment visa.

Is it the correct information? And if it is, how does it actually work?

- Buying/ Investing under all the family members’ names or just under 1 (investor’s) name?

- Where could I find the legitimate source of information concerning Thailand Investment Visa?

I have not seen any negative comments/feedback about the new (since Sept 2022) Thailand Board of Investments managed 10-year LTR visa for pensioners; even the initial cost of thb 50,000 is not so bad over a period of 10 years. I wonder if it is as good and flexible as it sounds? And if it is possible to apply for it while on a valid non imm OA visa?

I live in the US and am planning on retiring to Thailand in May. After looking at various visa options, I decided to apply for the Long term resident-wealthy pensioner visa (ltr-p). I am a retired US Army officer who has Tricare for Life health insurance coverage; I mentioned that as part of what I have found out will be important to US military retirees (I will cover that later). So I would like to describe my timeline and actions irt to applying for a ltr-p while still in the US, and hopefully it may be of benefit to others in that situation.

11 Feb 23: I created my account on the BOI website. I gathered my financial docs which consisted of my monthly statements from social security, VA disability and my Army retirement. I also included my tax form 1099s from 2022, but not my 1040 tax return. I also found a cool website that lets you upload a picture of you in front of any surface, and it turns it into the exact size and background needed for a Thai visa.

12 Feb: filled out the application form online and uploaded the documents; checked box that I would provide insurance letter later;

13 Feb: contacted LUMA insurance broker on their website to look for insurance coverage; at the time I had found nothing that indicated the military tricare healthcare coverage met the requirements of the BOI, so I thought I needed a Thai ins company.

16 Feb: BOI requested my insurance letter. I was surprised how quickly this happened. I implied it meant my financial stuff was found to be in order. Submitted actual application for AXA insurance visa package through LUMA.

21 Feb: LUMA rep (extremely helpful) informs me underwriting declined to cover me due to preexisting conditions (prob diabetes and being overweight). Bummer. LUMA offers to try other companies. I'm thinking I may be screwed irt getting a ltr.

21 Feb: I send an email to BOI through their contact us form on website; explaining that I was disapproved for Thai insurance and ask them if Tricare is an acceptable alternative.

22 Feb: much to my surprise, they respond the next day and say Tricare is OK!

23 Feb: I download a tricare coverage letter from the DOD Manpower Center website; I am concerned as it doesn't list a dollar amount (the $50k required by BOI) or an expiration date as Tricare doesn't have a limit or annual expiration. But I upload it anyway to see what happens.

24 Feb: it appears they accepted that tricare letter as my status moves to consideration by government offices.

26 Feb: get email telling me my consideration was endorsed, and to go to website to update any info and submit any additional docs. I don't have any docs to submit. The big choice is just whether you will apply for a visa through an Embassy in the States or in Thailand. I pick in the States. You must pick the Embassy or consulate designated for your state. They have a map.

28 Feb. I get an email that says my status is now being considered for final approval.

1 March 23. I get email telling me I am approved for the ltr-p. The BOI website has the approval letter, both in Thai and English, and tells you it is good for 2 months. So I must actually apply for the visa by 1 May.

So it was a total of 18 calendar days from when I first signed up on the BOI website and started my application until I had the approval letter for the LTR=P in my hand. Remarkable, I think, compared to what I have read.

And just a note to US veterans with Tricare: There isn't a lot that I could find on the web about being able to use Tricare, but I did. You just need to get a coverage letter from DOD Manpower Center; you can download it without having any conversation with anyone once you log in.

My husband and I just received our 10 year LTR visas today at the BOI, in the Wealthy Pensioner category. We chose to have him as the primary and me as a dependant, assuming it make things easier with the paperwork (although in the end that made very little difference).

As it’s a new visa, there is still very little talk about it in this group so I’m happy to answer any questions. Here are a few thoughts based on our personal experience:

- it took 5 weeks from start to stamp

- we did not go through an agent and we don’t feel that would have been necessary at all

- the BOI website was extremely user friendly

- there are way less documents to produce compared to the Non-OA which made this much easier for us (we had started the Non-OA process and felt quite frustrated by it for a variety of reasons - it’s not that the Non-OA or the Non-O are difficult per say, but that some of the requirements didn’t suit our particular situation, or required multiple complicated steps to obtain in our circumstance)

- you can call the BOI to ask questions or get an update and they always pick up… always! They were incredibly pleasant to work with and treated us like VIPs. It did not feel like we were communicating with bureaucracy at all.

- that said, you will need to call the BOI to get the file moving at times… for example, my status as a dependant indicated “approved” yet I wasn’t receiving any emails indicating next steps; we called and within 20 minutes, we received an email and were rolling again

- unlike other visas requests, there is no fee to be paid until all is approved and you are minutes away from receiving the stamp in your passport (so no stress of being rejected and wasting money)

- the fact that there is no reporting makes this an amazing visa to have (exiting and reentering the country once a year counts as your reporting)

- we needed to show health insurance but unlike the non-OA, it doesn’t have to be a Thai insurance company. We used IMG Global.

All in all, a fairly stress free process! I’m happy to answer any questions. 😁

Really impressed by the service from LTR department [Thailand BOI]. quick response to mails and providing clarification on mails/calls about criteria, process etc.

have much more clarity now about which type of visa is applicable for our situation and the process for same.

Hello guys!

Could you please help me with the question whether I’m eligible to apply for the investment visa of the Kingdom or not?

I have purchased 3 units in an apart hotel in Phuket, Rawai area in 2017. It was under construction at the moment of purchasing. Now it’s finished but I still don’t have the Blue books -if it matters - as the company is registering chanods now. All the payment was made from abroad. Total price of the apartments is more than 10.000.000 Baht. All 3 units were purchased in Freehold.

Now I’m staying in Thailand with ED visa.

So the question is - can I apply for the Investment visa now and how? What documents should I have for it?

Tried to contact BOI Thailand via email but had no answer

Hi! Does anyone know if it's legal to start working in Thailand if a foreigner already has a Non-B (the company approved with BOI and got confirmation letter from BOI for a foreigner to get a Non-B) BUT the company is still in the process of applying for work permit?
