When doing the first 1year extension visa at CW for retirement what exactly are they requiring for residence? Can I just print out a copy of the TM30 or do I also need the copy of the house papers and ID of the person I rent from? What else will they need for residence proof?

TLDR : Answer Summary
When applying for the first-year extension of a retirement visa (NON-O) at CW in Thailand, various documents are necessary to prove residence. Applicants generally need a copy of their TM30 and may also be required to present a copy of the lease agreement and the owner's ID. It's also advisable to bring a map showing directions to the residence. Some users have managed to get their visa extension with just the TM30, but additional proof, such as the owner's ID and house documents, is often included for completeness. Always check the latest requirements directly with CW to ensure you have all necessary documents.

Just left CW. Did the 1yr extension retirement visa.

Submitted the following documents.

-TM.7 Application

With signed Copies of passport, entry stamp, 90 day Non-O stamp.

Copy of TM.30

Copy of House Papers, copy of ID of Owner of house. I also had to draw up a map in my own handwriting w directions to get to house. Just a basic drawing. They included it but didn’t bother to even take the time to look at it closely. I prob could have showing directions to Disneyland for all they know. Lol

They asked me if I was stayin w my wife’s house or rent from someone else. I told them it’s my wife’s house. They said TM.30 is usually sufficient BUT “do I have signed copy of her ID and house papers”? I did so they included them.

I had also drew up a simple lease w me and wife for 100 baht per year, expiring in 5 years. They looked at it and said they didn’t need it. Instead just took TM.30 copy that I did from a screen shot and stapled it to her house papers and copy of ID. Signed a 90day form which said I needed to do 90 day report. They took my pic while holding the same form. Charged

1900 Baht and stamped my 1 year extension into passport. Took less than 45 min.

After that I filled out the form for multi-entry permit and queued up. Took about 15 min to accept documents. 15 min later they handed me my stamped passport w multi entry. 3800 baht.

Did my 7th extension (>50) at CW earlier this month. See picture below for confirming residence extracted from the CW / Immi Div 1 handout.

However - I DO NOT have a lease (and in lieu, provide copies of

1) owners ID card (signed),

2) copy of blue book for 'my' house,

signed by owner, and

3) copy of blue book for owners residence

signed by owner -

~ MAY NOT BE REQUIRED ~

4) TM30

Thus - there is room for submitting alternative 'proofs' despite the handout wording - best to confirm with CW first / before applying and also bring copies of "everything"

You need to go to CW to get the latest handout of the requirements.

There was a recent report that you need a copy of the lease agreement of the property of address on TM30 at CW. Better to bring copies of all related documents including owner's ID, etc, to be safe.

This is GENERAL information, not CW specific one, for a 1-year extension based on being over 50, but as I mentioned above, you need to get the latest one.

Just to be safe I’ll just go ahead and bring copies of house papers, a Zero Baht simple lease between me and wifey, TM30, copy of her ID.

Thanks everyone!
