Hello everyone thanks for this very precious group. I arrived one week ago with a one-year Non OA visa and I settled in a house few days ago with a one-year rental contract. I’m not familiar yet with all the procedures. Hence this simple question:

Is it correct that the first step is now to have as soon as possible my house owner fill the TM30 form for me? If yes, he can do it via the new weblink someone recently provided in this group ?

And second step would the 90 days reporting, done by myself at the immigration office after 90 days of stay, correct?

Or are those 2 procedures to be done together at the end of the first 90 days period?

Thanks a lot for your help.

TLDR : Answer Summary
Upon arriving in Thailand with a Non OA visa, the first step is for your landlord to fill out the TM30 form, which should ideally be done within 24 hours of your arrival at the address. Your landlord can submit the TM30 using either the old system or the new online system. Following the TM30 submission, you are responsible for your 90-day reporting at the immigration office, which must occur once every 90 days starting from your arrival date. It is recommended to complete the TM30 promptly to avoid any fines associated with late reporting.

Q. Is it correct that the first step is now to have as soon as possible my house owner fill the TM30 form for me?

-> Correct. The new website will be open. Your landlord can use old system to submit your TM30 today, or wait until tomorrow to use the new system. As a rule, your TM30 is supposed to be submitted within 24 hours of your arrival at the address, I don't see much problem if it waits until the new system is available.

Q. would the 90 days reporting, done by myself at the immigration office after 90 days of stay, correct?

-> Correct. Count 90 days starting the arrival date as day 1. At many immigration offices, you will need a TM30 receipt, especially for the first report. If you do those two at once, you may be fined for a delay report of TM30. Do TM30 sooner.
