Jair Shek, you go, man! For the age spots, I did laser treatment with BSL. For me, it was worth it. Had a lot in my face. Price by number and size of spots. For the age spots I payed c:a 30K baht incl creams and pills and pain relief that was totally unnecessary as the treatment didn’t hurt at all.

Heine Bermann, I believe it can be possible FIFO, fly in, fly out and can show some remote work during off period. DTV "Workation" Route (Remote Worker)

If you work for an overseas company (non-Thai entity) and can perform duties remotely during your "off" period while in Thailand, this is the best route.

Requirements: A letter from your employer/HR allowing remote work, an employment contract, and bank statements showing a 500,000 THB balance.

On/Off Specifics: You must show that even if you are on a 4-on/4-off schedule, you are still employed by a foreign entity and your income is foreign-sourced.

Letter Content: The HR letter should ideally state you are permitted to work remotely from Thailand for the designated period.

If above not possible Soft power route as suggested. Did meet a guy in Phuket doing the ED visa learning Thai and also was in the oil industry working on and off. Good Luck

Lukas Andrew, should not be a problem. As I understand Revolut is a bank registered and licensed to operate within EU, incl deposit guarantee up to X amount. You need proof of funds in a bank account to show you can support yourself in the kingdom. Revolut is an online bank/financial institution with license to operate in several countries. For full disclosure, I use Revolut but for application savings account with a niche online bank. The Embassy in Stockholm processed the application within 7 days. One request of addition in form of latest approved income tax filling and copy of company registration. Good Luck

Young it is not about airbnb. If you Invest in property as a non Thai national, your options is rental and re-selling. Of course some buy in irder to live in. Prospects I seen the guidance I 10-15% gross and aimed for the holiday market. If non Thai landlords can lease the property due to visa holders looking for landlords who is Thai nationals, still want to invest in Thailand?

Some key notes

Foreign investment in Thai real estate is substantial and growing, with foreign buyers accounting for approximately 14.7% of total ownership transfers and 25% of the total transfer value nationwide in early 2025. While Thai nationals remain the primary drivers of the market, international interest is concentrated in condominiums, particularly in areas like Bangkok, Phuket, and Pattaya.

Key Data and Trends (2025–2026)

Market Share: Foreign ownership transfers account for about a quarter of the total transfer value nationwide.

Condominium Sales: In the first half of 2025, foreigners purchased 7,167 condo units, valued at approximately 28.7 billion THB.

Top Investors: Chinese buyers remain the dominant force, though demand from Myanmar, Russia, and Western countries is increasing rapidly.

Growth: Foreign ownership of Thai property has shown a steady increase, with a reported 2.2% increase in transfer volume in early 2025 compared to the previous year.
