I had to get a certificate of residency instead of a lease agreement, but that was just a matter of some minor paperwork at the immigration office.

Ask the landlord. Now that the busy season is winding down they might be more amenable to accommodating your needs. Our current landlord in Hua Hin wanted 26k/month for a year, though they also offered 6 months for 28k/month. We ended up choosing the year while we wait out our K1 visa.

For a 50 or 100 baht tip, you will have porters fighting each other to help you. As someone noted up thread, we never handle our baggage, and while I travel light, Sunny brings everything she'd need for every situation from a day at the beach to a formal dinner with the prime minister.

Simon Adams Noted, but I've been happy with them. They're actually using a better exchange rate and lower fees than my bank.

I used Remitly to transfer US$10k three times, then lesser amounts to pay routine bills and keep me over the 800k BHT threshold. Don't forget your FATCA/FinCen reporting responsibilities.
