Hi, I am in Thailand on a non O visa and have to open a bank account to make my 800 000 baht deposit - which requires having a six month lease for accommodation. I am finding it quite difficult to find something suitable in Udon Thani as most condos specify a one year lease. Any advice or suggestions would be much appreciated.

Ask the landlord. Now that the busy season is winding down they might be more amenable to accommodating your needs. Our current landlord in Hua Hin wanted 26k/month for a year, though they also offered 6 months for 28k/month. We ended up choosing the year while we wait out our K1 visa.
GrayTiger2510 move to a Pattaya hotel, visit an agent (for example F.S.Consulting Co). They will get a bank account opened for you if you have entered on a Non-Imm-O Visa, for a service fee of 5000 Baht. You would then still be able to relocate to Udon Thani and make the local bank branch your main branch
Try a different bank, they might have different requirements. Some might be happy with just a certificate of residence from immigration.
Also if the bank says they need a 6 month lease, that doesn't mean that's the only thing they accept. That means AT LEAST 6 months. A 1 year lease would be fine as well.
