That depends completely on which extension you are applying for, and which immigration office you are using. Each office sets their own requirements, and each extension type has its own requirements that vary by office.

There is no 60 day extension available unless you have a Thai wife or Thai child. If you come as a tourist the only extension you can get is a one-time 30-day extension.

yes, happens all the time. They look back at your entire history, not just 3 months. If you've spent a lot of time in Thailand, especially during Covid, you'll be likely to get extra scrutiny. Same if you've ever had an education visa.

There's no rule so there's no one that can give you an accurate answer. It's at the complete discretion of the immigration officer you are standing in front of at the time. The officer the next row over could interpret it differently.

That should be your 90 day report date. The date being on Sunday is irrelevant. It's not 90 business days, it's 90 days in Thailand. The window to report is 15 days before the due date and 7 days after the due date.

Your visa application has absolutely NOTHING to do with TM30. TM30 is an immigration requirement, and embassies are a completely different government agency. TM30 is a legal requirement across Thailand, regardless of what visa you are on, what forms you have filled out etc. ALL property owners in Thailand are legally required to report a foreigner staying at the property within 24 hours of arrival, that is TM30.

Also, you already have the retirement visa. The non-O is the retirement visa. The 1-year is an extension, not a visa.

TM30 is such a simple thing to do online, I wouldn't risk it. The immigration offices sometimes give you a different answer depending on who you talk to on what day.
