Here's a confusion I have with a Non-O application from within Thailand.

The attached (https:/bangkok.immigration.go.th/wp-content/uploads/2022C1_09.pdf) are the requirements for applying for a 90 days Non O visa from a current tourist visa or 60 day visa exempt inside Thailand, towards an eventual retirement visa.

Highlighted in yellow, & double checked against the Thai version, it states:

"Rental agreement, condo purchase agreement and house registration certificate, map of the residence, and rental receipts for the PAST three months."

PAST 3 MONTHS, I'm assuming from the application date more or less, though it doesn't seem to make sense 🤷‍♂️... Does immigration really expect that all applicants have already rented a place for 3 months BEFORE applying!?!

...Especially since Thailand has limited the 60+30 extension recently...& what if the last 3 months, I've only stayed at hotels and with friends & have NO rental agreements? Does it mean I'm not eligible to apply for this within Thailand? or can I at this point find a rental which will give me the rental contract and then make the application? Will hotels issue these kind of rental contracts?

Or do they mean NEXT 3 months? ... Which makes more sense...

I already have a local Thai bank account. So this is my only requirement I'm figuring out now.

Can anyone explain this please?

Hmmm... Oddly, I can't see the reply link to this thread anymore 🤷
Answer summary
The post discusses confusion regarding the requirement for a rental agreement when applying for a 90-day Non-O visa from within Thailand. The specific clause states proof of a rental agreement and other documents for the 'past three months,' leading to concerns about availability of such contracts if the applicant has only lived in hotels or with friends. Comments clarify that it may be possible to provide a newly arranged rental agreement or use other proof such as TM-30 registrations when applying. Some users suggest seeking current immigration forms directly from local offices or ensuring other documents are in order, as requirements can vary by location and over time.

I just got my 90 Day Non O visa and its still confusing here. I looked into converting in Thailand which seems to be possible in special situations like you have a Thai spouse. I wound up going to Laos. They have an overnight train in the cheap section it was less than $8 for the entire way to Vientiane. I applied online for the Visa On TUesday but could not make the payment at the embassy until the next morning because they only accept payments from 9-11am. They asked for followup information on THursday and Friday. On Tuesday afternoon last week I got the approval at 3:30 pm. Back on train to Bangkok at 6:30 but got a sleeper this time which is well worth it.

BTW I never sent them new information but I did make a spreadsheet that organized my data to make it easier for them to decipher. I did have a lease agreement going back to Jan and I had included that so I can't really speak to the 3 month requirement but I doubt its required. I would expect it to be for the 1yr however.

I stayed at a decent place there for $15 a night including breakfast. Message me for more info. An expat helped me make it, I would be happy to pass along the help!

also learned that the specifics required vary by the embassies in different countries. A visa agent swore that I needed to have the 800k baht in an account for 90 days. I did not. I only had it in for about 7-8 weeks at that opoint. I did include my lease just automatically. In favcvct I sent him everything I thought he might possibly want in one long acrobat pdf.

Include pictures of your exit visa from Thailand and your entry into Laos because you have to prove you are in Laos. It is ALL online. You cannot see someone in person at the embassy except to pay.

Apparently, one can apply even if living at a friends place. Has anyone taken this route?

Retiree_want2be you can. Your friend will need to have filed a TM30 for you and best to have something in writing saying you live there, better still take your friend along with you

From recent experience, you'll chase your tail trying to complete the Non-O conversion. Yes, hiring someone is an option but there are still significant requirements that are difficult if not near impossible to fulfill. I crossed 6 Central American borders on a motorcycle, refusing to hire help, did it on my own - and that was easier than a Non-O conversion. Just go to Laos for few days, apply online once you get there - and save yourself the headache.

That form is 4 years old, likely downloaded from the website and very possibly outdated. I would try and source a current copy of that form directly from the respective immigration office at Chaeng Wattana.

The explanations on the form are for the yearly extension. And not the initial visa.

Wannikea Wanblee ...🤔 Wow, guess they haven’t changed it in 4 years because it’s also coming directly from Thailand immigration website

Retiree_want2be 72 or so offices in Thailand and most have their own current localized version of each form. Immigration websites are notorious for failing to update. So if you're being sarcastic you're absolutely right

OP
Wannikea Wanblee …not trying to be sarcastic 🙏

i did read in another post that apparently the IO managers who get transferred from office to office bring along their own set of criterias, which also frustrated the local IO officers...

So I'm trying to gather the common denominator of documents, regardless.🤞

Wannikea Wanblee actually, the form is up to date. . . . . . In Thai, the direct translation says: "House Rental Agreement, Condo Purchase and Sale Agreement, and House Registration;

Map of the Residence; and Rental Payment Receipts for the Past Three Months." In English, the text says: "Rental Agreement between the Applicant and the Landlord ; A copy of house registration. Location map of the house and a rental receipt

Past three months." . . . . . . but I know many applicants who just showed a fresh rental contract, and it was sufficient as long as the TM30 was registered under the same adress

Plenty of people have done the conversion with a lease from the time they apply or even a long term contract with a hotel. But if you don't already have a Thai bank account it's not going to be possible anyway as you can no longer open one on a tourism entry.

BTW it's only visa exempt that will change to 30 days at some future point. A tourist visa will remain at 60 days

If a retirement visa . Do in your home country . Then when in Thailand , do follow visa’s through an agent . If you can’t afford , you can’t afford to retire in Thailand .

I understand the system very well . Use an agent is so easy and cheep . Will help sort licence and bank acc and all the other things . Put you in contact with lawyers for wills and all the other things people forget . Everyone’s an expert . I like things to be easy . And that’s what good agents do .

Brent Rothsay Can I ask how you found an agent that's good and reasonable and if you would tell me about their cost. In a PM to me is fine also.

Brent Rothsay once he's got the visa in home country he doesn't need an agent for a visa. Because he's already got the visa!
