Will a tm30 form need to be filled out if im house sitting someones house for 2 months?

TM30 Advice please

We are currently back in the UK for a short period. We both hold currently Non OA Visa. When we return to Thailand at the end of August we will be moving into a property to house sit for some Thai friends of ours. We won’t actually be paying rent. The problem we have is that the friends will have left Thailand to start their new jobs in America so won’t be in the country. They say they can leave a signed copy of a TM30 and photocopy of the house book. Do you think this will be satisfactory for when we do our first report within 24 hours of arriving??
