Can you get 1 year Non-O extension with short rental

Has anyone received their one year extension on the Non-O using a rental agreement of less than one year, specifically using Chiang Mai office? 

I’m also considering staying at my girlfriend’s house for the extension and then securing a longer lease somewhere and filing a TM-30 and updating on my extension.
