If I'm getting a Non-O retirement visa should I book one place for the initial 90 days and wait until I actually get the 1 year extension after my money has been transferred to the Thai bank for 2 months...or book a place for a month or so and look for a permanent place before I get the extension.

I know it's a little risky signing the 1 year lease before I get the actual 1 year extension. Has anyone done this? The Airbnbs are a ripoff and I already know the complex I'd want to live in.

Is it even possible to sign a 1 year lease before I get the 1 year extension? What are the other pros and cons? Thanks!

EDIT: I'm also looking into lease takeovers when I get there, anyone know of any good groups on here for that?

Hi all, thanks for all the wonderful advice here. I am trying to complete the requirements for non O-A 1 year visa. Multiple entry. I have downloaded the template Thai medical certificate with certain tests such as leprosy and elephantiasis. These tests are not common here in North America. The hospital says 30-40 days for results? I’m in Canada so the results are sent to CCDC. Any suggestions? Can’t go to US.

Any suggestions would appreciate?

Soft power activity that's getting approved?

I was all set to apply for my DTV, got the money in the bank and a remote job, however I just realised that my job needs to be in my own country, which it's not. I could set up a Ltd company in my own country an pay myself, but that involves waiting another 3 months, so, I'm thinking of applying with a soft power course, but I've seen a few people get rejected on soft power, so which activities are getting approved?

Firstly, I would like to sincerely thank everyone in this group for sharing valuable information and guidance. I applied for the DTV on July 2nd and received my approval today here in Cambodia. I have been working as a freelancer with genuine remote freelance jobs.

At first, I was quite worried that border-related issues might impact the outcome of my application, but I’m truly relieved now. I believe that as long as our documents are complete and aligned with the embassy’s requirements, there is a strong chance of success.

Got my DTV approved today. It went as follows:

-Applied 9th of july to Thai embassy (Sweden) as a remote worker (workcation category)

-I filled in all the information they asked, but I also added my latest payslip + a written explanation that my work is 100 % remote, and what I do at my job.

-My application changed status to "Pending approval" on the 15th of july

-Approved on the 16th of July 2025. In total the process took 7 days, including the weekend.

Feels absolutely amazing!
