says, (i have just applied also re property rentals) I believe you must work/manage the properties yourself and be able to demonstrate this with how you communicate with clients builders etc and show invoices, if managed by someone else your just receiving an income..

In my experience you will applying to early, better to go with three days or so to go...you enter the bigger building to the left after the offices, que forever and they will tell you what you need to photocopy etc... not exhaustive copy bio page, copy entry stamps, take a couple of each, a photo, proof or residence TM30...I am not a pro and probably stand to be corrected but a bit more info than questioning wether entitled or not

The officers have now implemented a new policy for passengers who leave Thailand and return in less than 15 days, especially when entering with a free visa. This new rule is part of Immigration’s nationwide crackdown on visa runs.

Due to this updated policy, Immigration now requires a total of 9,000 THB for VIP Fast Track in cases like yours. This is not a fee from our agency, it is the mandatory rate set by the officer, and we were only able to negotiate the price down to the lowest possible amount.
