We could also perhaps view Chiang Mai and Krabi as the future for all IMM, just trickling down slowly. I was reprimanded (gently) for signing an "illegal contract" and advised in future to only sign rental agreements as per the Krabi scenario. Useful info perhaps.

Fair enough. Here in CNX you cant do visa extension or ANYthing anymore till the TM30 is resolved.

It did with me. They have a computerized system even for recalcitrant landlords, linked to the tax office. TM30 is the landlord's obligation.

Tax avoidance is a big issue and IMM said they are seeing a lot of it. They were very nice. But the landlady was MOST UNHAPPY.

Your signed rental agreement is enough for imm. Happened to me. Short interview only & no fine for you. But be aware it will trigger an investigation of your landlord by tax etc & all may not end well for them. We ended up moving. 😏

You can easily get the O visa in Laos if you supply birth certificates and proof of parentage.

90 day O visa to visit your children. Easy. Better than endless tourist visas in current climate.

Probably wise to check your AB&B host is registered and can provide you with documents for TM30.
