What should I do if my apartment hasn’t registered me for a TM30 and I'm facing a visa extension issue?

Hey, I'm wondering if I could get some help. I'm in Samut Prakan on a SETV.

I went to immigration last week to do my visa extension, and they told me that my place of residence hadn't registered me, so they couldn't extend my visa. They gave me some papers on how to do that, and I gave them to my apartment building last week. It has been more than a week since I gave that to them, but they still haven't registered me. I am allowed to stay in Thailand until August 6th without the extension.

So what's my best option here? Anger doesn't generally solve anything in Thailand, but patience doesn't seem to be getting me anywhere. One option is I could bring my housing contract to immigration to prove that I'm not, say, living at my girlfriend's house, and maybe they will give me some mercy. Another option is to spend one night in a hostel in Bangkok just to get registered and then get the extension there. I would rather not rush out of the country to get another SETV without extending this one.

Nope. Did exactly what you suggested. Picked a hostel, got their address. They asked for a room number and i say 1010. Everything was smooth

This is the form you need to fill out TM30. You'll also need a copy of the photo page of your passport, a copy of your visa and stamp, and also a copy of your landlords ID card (signed) This is what they require at Chonburi immigration anyway. I don't know about Bangkok.

Your signed rental agreement is enough for imm. Happened to me. Short interview only & no fine for you. But be aware it will trigger an investigation of your landlord by tax etc & all may not end well for them. We ended up moving. 😏

I've observed a different attitude about getting a Tourist Visa or Exempt Entry Extension at the Krabi Office... two years ago they asked for nothing but an address... then I presume with pressure from higher up they started insisting on a Rental / Lease agreement. Among the friends and acquaintances I have known over the past year the Krabi Imm Office still only asks for a Rental / Lease Agreement and do not mention the TM30 even though the renters are renting individual apartments and bungalows. The Krabi Imm office has had a top level management change a few months ago... The office atmosphere now gives off an air of 'stiff collar' - straight laced management style just from observation on 3 occasions. So now I expect more 'by the books' from this office. This is all okay and to be expected with management changes.

Well it is a law for a long time: According to section 38 of the 1979 immigration act, "House owners, heads of household, landlords or managers of hotels who accommodate foreign nationals on a temporary basis who stay in the kingdom legally, must notify the local immigration authorities within 24 hours from the time of arrival of the foreign national."

We could also perhaps view Chiang Mai and Krabi as the future for all IMM, just trickling down slowly. I was reprimanded (gently) for signing an "illegal contract" and advised in future to only sign rental agreements as per the Krabi scenario. Useful info perhaps.

Fair enough. Here in CNX you cant do visa extension or ANYthing anymore till the TM30 is resolved.

As we all know as at least should understand is that every Immigration Office does not have exactly the same procedures. Some of them are more relaxed than others. In Krabi for example you must have the TM30 form, rental agreement, signed copy ID and housebook Landlord.

, Chiang Mai is NOT Samut Prakan and it's not Bangkok. Different immigration offices run differently.

The one in Bangkok doesn't care at all if you or your land lord ever filed a TM.30.

It did with me. They have a computerized system even for recalcitrant landlords, linked to the tax office. TM30 is the landlord's obligation.

Immigration in Samut Prakan gave him the official forms to fill in, so I guess retuning with only a rental agreement would not work.

Tax avoidance is a big issue and IMM said they are seeing a lot of it. They were very nice. But the landlady was MOST UNHAPPY.

Another thing you could do is

just use any b/s address in bangkok (like a hotel or a guest house) and go to the immigration office out at the gov't complex on Chaengwattana Road to get your 30 day extension.

Seeing as you're on a tourist visa, tourists can travel anywhere they want and as long as they use an address in the area served by the immigration office you're fine.

, you're here on a tourist visa, put down an address in bangkok and you'll be fine.

Go downstairs to the copy shops and they'll make all your copies, fill out your forms too.

You need a queue for section J when you go back upstairs. Remember they're closed from 12-1 for lunch.

, in this case your g/f is wrong. You or your l/l should have filed that TM.30 within a day of you renting there someone is gonna get fined for not having done it.

If you're gonna try to get the extension there, you're going to have to do the "hoop jumping" b/s that they require so that you can get your landlord to file the TM.30.

If I was a betting man I'd bet you're the one who's gonna get fined 1600baht for failure to file a TM.30 on time (even though the immigration office will tell you to get the money from your land lord, they will make you pay the fine)

I would do that. If I don't even have to actually stay at a hotel/hostel, then this is easily the best option for me I think.

Ask a signed copy of the landlord ID and housebook, fill the TM30 in yourself. File it at Immigration but be aware this should all be done within 24 hours after arriving. Normally the fine is 200 thb a day with maximum 2000 thb.

Haha, that's old. I moved here to teach English after college, then moved to China a little later. Never updated the Facebook. Things are quite different now, and also, this is actually my first visa extension if you can believe it

I have seen reports that fines are given to people in Pattaya who filled the TM30 themselves due landlords not willing or available.

Maybe the place where you are staying doesn't understand the TM30 process. Can you ask a Thai to ask them to tell them the issue you have then they can go to Immigration and register you as living there (TM30)

Aah. Yes. Just tell them as best as you can it's very urgent and you need the TM30 completed to stay in Thailand or alternatively go to Immigration and ask them to call the Landlord. They can face fines upto 500 Baht a day for not registering you as living there
