I found that if I send my native currency and let Thai bank convert that I got a much better rate (and better than wise).

Depends on the amount your sending. Break even point with my credit union is about ฿150k. Below that wise is cheaper. But you'll have to do your own calcs. Good luck getting your bank to quote you a rate. Probably just ask what it was the day before.

Rent don't buy. Come on 60 day exempt to look around. If you're moving within a few months, best to sign your lease during low season. Then rerun home and apply for a non-o visa from your home country.

Put ฿800k in a Thai bank account in your name only. Go visit immigration and ask for their checklist. Follow the instructions.

One thing to try is to visit other countries that may be easier to get a visa. Ie have her passport show a travel history and returns. Better if with you, providing copies of joint travel entry and exit stamps.

With current administration in USA the process will be even more restrictive if that's possible.
