TLDR : Answer Summary
If you're planning to stay at your girlfriend's rented house in Thailand for 7 weeks, understand that a TM30 form may not be necessary if you have a 60-day entry stamp, as you won't typically interact with immigration during this period. However, if you do require immigration services later, your girlfriend can set up an online account to file the TM30 with her landlord's credentials. Alternatively, you could file your own TM30 or opt to stay in a hotel initially, which will automatically file a TM30 on your behalf. Keep in mind that extending your stay could lead to complications, and the landlord could face penalties for not filing.

Stay in a hotel your first night. They file a TM30.

You can file your own TM 30. You better do it because if you leave and try to come back without one you’ll be denied.

I don’t know my landlord does it for me. But the rental agent asked me if I wanted to do it on my own or have the landlord do it. So I chose the landlord. But I know you can get it done. Go to immigration and find out.

Nothing, you won't have any interaction with immigration. Now, of you want(need immigration services then your girlfriend should setup an online account and file the TM30 with the landlord credentials.

You don't need one for 7 weeks if you get a 60 day entry stamp as you will not need Immigration services

Why? It's the landlotd's responsibility and the only time the farang will get fined for late TM30 filing is when standing in Immigration trying to get an extension or something.

are you stupid? It is no longer the landlord’s responsibility. It is your responsibility. However, many landlords will do for free.
