When you renew your retirement visa you need a letter from your bank and also photocopies of your bank book. First page and all pages going back one year. Don’t forget to sign photocopies.

Never said you cannot do yourself. But it is so much easier for an agency to do for you the first time. Especially deal with the financial requirement.

For your first retirement visa go to an agency to get the visa. This will cost you more money but everything will be looked after. The following years do the renewals yourself. Or you can get the Elite Visa but this is very expensive.

Go to a Visa company for the first time you get a retirement visa. If you are in Thailand now you will get a Non O. This will cost you but everything will be looked after including the bank financial retirement Then the renewals each year do yourself

When I purchased my house just south of Pattaya I went to my bank and got a letter for the water and electric company. Then went to the Electric company and water company. After the monthly payments are taken out automatically every month.

You only will be able to stay at an approved hotel. You will have to stay in your room till you have a Covid test after 7 days. Then you can go to the patio for 1 hour but not in the pool but only for one hour per day. This may not happen because you have to book your one hour time and spots may have already taken. You can forget quarantine at a Villa. Not going to happen.

As previously stated 2 months before and 3 months after. No getting around this as you have to show copies of your bank book. If you can afford to keep the money in your account this is definitely the easiest way. You have more hoops to jump through with the monthly income.
