If "you leave Thailand without a re-entry permit and reset your stamp and start over", you are 100% certain not to have any further problems or could it be that you still get harassed because immigration wants you to use the agent you used previously or something like this?

How long does the extension of a Non-O Retirement take in terms of not being able to leave the country etc.? Really only 5 minutes, i.e. one day? Or is it longer? Thanks.

Were the capital gains a significant part of the total, if this is something you are happy to share? I am asking because I have heard that the BOI does not really like capital gains very much since they are not necessarily sustainable

So just to confirm, Jim: Hua Hin does NOT require seasoning of the funds for the initial 90 day Non-O visa, only for the annual extensions afterwards? Correct?

But did you not first have to sort out getting a long-term rental which you need to show immigration? Or did you already do this before?

Interesting. I always thought that Bkk does not require rental contracts. So apparently not the case. And what happened when you originally got the retirement visa?

Yes, that is your problem. You basically have to enter India, pick up you r luggage, then check-in newly. Which is why buying these Kiwi things is often not very smart. Also when flight times of the first flight are changed or there is a delay, you are screwed

Probably notarization of your passport by the embassy. But it has been getting very difficult to open bank accounts recently, so you might not succeed

The build quality is frequently quite poor. So wonders would pretty much need to happen for you to be able to use the property for your stated 30 years
