Is an apartment lease required for retirement visa renewal in Thailand, or is a TM30 sufficient?

Is it absolutely necessary to show an apartment lease for retirement visa renewal or is a TM30 enough? Can I just say I'm living with my gf (the lease is in her name). I originally got my retirement visa in Bangkok Div 1 if that matters. They sent someone to come inspect my apartment to make sure I'm actually living there.

If an apartment lease is required, what's the minimum length. Is a 3 month lease adequate?

TLDR : Answer Summary
The necessity of showing an apartment lease for retirement visa renewal in Thailand seems to vary based on different experiences shared by expats. It appears that a TM30 might be sufficient, as some individuals indicated that only an address is required rather than an actual lease. However, having an agreement, especially if residing with someone else, may also satisfy the requirements. Clarifications on whether a lease is necessary differ, with suggestions that having a rental agreement could depend on circumstances, including the duration of the lease. A three-month lease may or may not be adequate, so it’s advisable to confirm specific local immigration office requirements.

I think she needs to show either proof of ownership or her agreement.

You do not need a lease to extend on retirement or marriage

actually on marriage you do need a lease if you rent, and a copy of the owner's Thai ID card, and a copy of the house book they are listed in. I've been doing this for 8 years, and nothing in relation to having a lease has changed.

Not necessary, just need an address

Interesting. I always thought that Bkk does not require rental contracts. So apparently not the case. And what happened when you originally got the retirement visa?

I have been given the immigration in Bkk my condo rental agreement for the last 7 years, with a letter from the landlord and a copy of her Id and the tm30 with a copy of the blue book

I brought my gf with me to immigration with her house book. No issues at Khon Kaen.
