Done it myself a few times and no issues. The more documents you can supply the better. You need to prove she will be financially taken care of or she has enough funds, letter of invitation from whoever owns the house she will be staying at and also prove she has good reason to return to Thailand.

It was obvious I was getting screwed.

1st and last time I’d do that.

Hence why I didn’t pay last months rent.

I lost 40k on my first lease with a thai.

It could have been worse as I paid 2 month deposit but refused to pay the last months rent.
