Hello everyone,

[I understand this might seem more suited for a condo-focused group, but I find that honest reviews can be rare there, with most comments coming from realtors. I hope you understand, and thank you for your consideration.]

After getting the Visa, I realize there is more things that need to be taken care of. I’m hoping to get some advice on finding a long-term apartment in Bangkok. We’re currently living abroad, but we’re planning to spend two weeks in Bangkok to search for a suitable place before making a longer move.

I have a couple of questions:

1. Did you use a real estate agent/fb group to view photos and get information on multiple apartments before visiting them in person? Or the only reliable way is to go directly to different buildings and discuss your requirements with the building staff?

2. If you’ve had experience with this process, I’d really appreciate your insights, especially since we need a pet-friendly apartment, which may make things a bit more challenging.

Just to clarify, we don’t intend to rent an apartment “online” without first visiting it ourselves. Our goal is to maximize our options during our time in Bangkok so we can efficiently explore and evaluate different places. Any advice on how you managed this process would be incredibly helpful!

Read on a post on another group that it's illegal to rent a condo for less than a month and the police are cracking down on it . Anyone know if it's true ?

Also security of entry to an apartment can be risky ?

Where is the best place to find accommodationin Bangkok in one of the nice condo units I see advertised in the modern units close to airport transport?

I have a shoulder injury and can’t carry luggage far.

I will stay about a week for hospital consultations, then go to the islands for a few weeks

Hi everybody. I now have some concerns about TM30 that I never have had before.

I guess that the majority of tourists entering Thailand on a 30 day visa exempt will stay in a prebooked hotel, often with the entire holiday arranged by a travel agency.

But a vast number of people today will arrive after having arranged their holiday by themselves. They have booked and paid for a privately owned condo through the owner himself, Airbnb, HomeAway etc. They will most likely bring a copy of the lease contract, but the owner of the condo will very often be far away in his home country. All the condominiums I've stayed in have had an office where you show your passport and get the keys, maybe arrange the cleaning while you are there and so on. Are these offices responsible for registration to Immigration, or do you have to go file a TM30 yourself.

Woo-hoo! I got my O-A the other day. It wasn’t too difficult although I was worried about the notary requirement for most of the needed documents. No notary would notarize them because they can’t verify the documents are real. They basically notarize that I signed them in front of them and that I said the documents are truthful. Kind of like the catch-22 the embassies are in with the income verification letter. My questions/concerns are:

1. When I arrive Bangkok I need to make sure my arrival stamp is for 1 year. Before I leave the counter. Correct?

2. I’ll stay with a friend in Bangkok while I get a new passport with additional pages, I’m danger low. Bangkok does not require a TM.30, correct?

3. Although the address I submitted with my application is in Udon Thani (family home), I will go to Chiang Mai to search for land to build a house. (I know the rules, no need to comment on land purchases.) If I’m in a hotel no need to report. Once I settle into a condo rental I’ll need to have the house master report for me or if not, I need to do it myself. Is that correct?

Anything else I should be aware of? I normally come in on visa exempt so this will be my first entry on this visa and I'm sure there are things I don't yet know.
