Option:1 The way I see it, your best option is to pay for an agent to ensure safe VIP passage back into Thailand, as suggested by Brandon, option:2 either that or pay someone's expenses to take his belongings across the border, but if he already has a flight booked leaving Thailand, that could get expensive to change it, I would say forget everything else and go with the easiest and cheapest option 1

any e-visas are supposed to be printed, the immigration officer needs to scan the QR code, people have talked about hold ups in lines, with immigration officers messing around with peoples phones, every time I arrive in Thailand my phone battery is flat, make sure you have a charger in your hand luggage.

You shouldn't be paying for a TM30 registration if you're renting through a lettings agent, have they got all the landlords details?? If so, get the details and do it yourself, and stop paying them, they are just using it as a way to extract money from you, I don't think immigration checks for a "complete history" of TM30s anyway, if you need immigration services for whatever reason, as far as I'm aware they only check for a recent one anyway, sounds like the letting agent is quite happy to keep you in the dark, and carry on taking your money if you let them, if they claim they don't have the landlords details how are they doing the TM30?? unless they are registering you living somewhere else,(agents do that sometimes for people that can't get a TM30) they might not be doing anything at all.

in my experience, they wanted the extra fare, I paid it because i couldn't be bothered with any extra problems, this was after a very long journey from my home country to Thailand, it wasn't a great deal of money anyway, I just didn't give a tip like I would usually.

It annoys me when they go around in circles for one hour, and decline any help with directions, and then expect you to pay the extra fare, it's Up to the driver to know where they are going, if it's he/she's the drivers fault, you shouldn't be expected to pay any extra, but I always have because of all the time and fuel wasted 🙄😳

It depends on the immigration office?? I've heard some either won't issue, or will make it difficult, and suggest you go to a Thai consulate/embassy in a neighbouring country, or apply in your home country before coming to Thailand.

the thing that annoyed me with the Lao border, it's not just the fact it's a full visa sticker, that takes up a full page, they also completely missed a full blank page, and stuck it on the next page, and they did it more than once, then everyone else just continued from the latest entry, anyone else notice that?? 🙄😳

When I was a tourist, I didn't bother if they changed slightly more, but what I do find annoying, is when you are no longer a tourist, and i know the value of things, but they just overcharge me because they think I'm rich, or think I'm a tourist.

get yourself a dash cam, nobody can deny what is playing on a video in front of them, you say you will get a local Thai to help with negotiations, just be aware some will add money for themselves during the negotiations, (a sort of undeclared commission) if someone has helped you, okay they deserve something in return, maybe a bit of money or a few beers, but in a land or house purchase they could add thousands on, being the middle man/woman and you wouldn't even know, many farangs think something is cheap, just because it's cheaper than there home country, when in fact it could be much more than the going rate.
