It is obvious that this TransferWise support person believes that the question is centered around an Investment Visa via a Condo. Interesting but has little to do with the overall need and question. But this answer from TW is all we are likely to get.

It is revealing that the banks involved have been reduced from 3 to 2... Kasikorn and Bangkok Bank. That is helpful.

To get the other year - you need to Exit and Reenter Thailand a few days before the first year Expiry. You can't just exit and come back after the first year Expiry date. So you need to do a border bounce Before you head home
