same here if I get rejected I just reapply and by the third attempt it is usually accepted

Non-o retirement 90 day visa online at ya Thai embassy.then when here go to an agency to open a bank account put 800k baht then go see immigration where you have an address with tm30 and ask then for the requirements they want for your 1 year extention. You apply for this with 30 days left on your visa so ya got basically 60 days to prepare for it
