if the landlords are Thai, this does not matter. Right? only for foreign landlords? If so, this means, that foreign retirees must rent a house only from Thai landlords. Right? if this is right, foreigners with properties in Thailand will face serious problems. some of them have no visa to stay long in Thailand, and even do not live in Thailand at all. They just come and go sometimes. I heard that this is legal. Foreigner can own a property and rent it without visa or stay permit for long term. But tax must be paid for the rental income. If this info is really right, some foreign owners of the property in Thailand will face problems. and for many foreigners who plan to buy a property for rent, will reconsider this all from zero. Things changing a lot in this matter.
Everyone can say fine here though, Immigration officer you will face can think differently. yes, true tourists are not affected. They should be fine. But, what is actually true tourists??? Who are them? who can judge this?
your landlord seems to be a pig. so it wont be end. Your landlord that type of shit always try to take your deposit and never return to you. To do this, thousands of reasons possible! Very possibly. So be aware of this.
It was Ok before. But recently more strict rules come and go. Well, I heard that Thailand will make the visa conversion in thailand harder than before. especially from tourism exemption. But I am not sure.
just for sure, it means, you got non O visa for 90 days, and this will be counting from the date of your arrival in Thailand? Let me say, for example, I got the non o visa today. 16.Nov.2025. But this visa has 90 days validity. means, after 90 days from 16.Nov. so, visa validity will expire on 15.Feb 2026. ( 90 days) If I miss this date to arrive in Thailand, my non o visa is no more valid? another question, if I arrive at 14. Feb 2026, my non o visa is still valid (89 days) but can I get a stamp of 90 days? or just one day? Sorry but still not clear for me. Thanks
if you come to Thailand to make holidays, I think your plan would be fine. But immigration officer? not sure at all. If I were you, if it is so important or necessary to visit Thailand for me, I would take risk. but if not, I would not take risk. For this holidays, I guess you worked hard and maybe you give yourself time to enjoy and relax for weeks or months. And you also planed everything for this, and spent a lot of money, for all expenses, hotels, flight etc.. and your time too. But what if you are denied or you just got much shorter visa free stays in Thailand?? Then your money, time and plan will be totally ruined. Sadly no one knows what will happen. Well, If this does not matter, why not? take risk on it. But If I were you, I would go to other place where much more secure and confirmed.
