So..the build begins in November and you arrive in February? By the time you arrive there is nothing to oversee on the build unless the builder abandoned the job part way in. Likely you will be disappointed because you can’t oversee a Thailand build from thousands of miles away. That was my experience.

Got visa runs, I have never exchanged money. Remember, when you do that you get less money each time in return.

Why would you be concerned about a TM30? I have been to Thailand more than 20 times and never seen one or touched one.

The Myanmar/Thailand border is the Bilauktaung mountain range. I would look there. I live in Suan Pheung, Ratchaburi and the weather is excellent from November through February.

It’s so easy. The only reason to hire an agent is if you don’t have qualifying funds.

Only start a business in Thailand with the money you don’t need anymore.

I would recommend start by bring umbrellas and galoshes for October in Chiang Mai. Prepare for floods.
