A big difference : the 800k remain YOURS, while the million for the Elite Visa is lost for ever... If, after some time, you decide to leave, you take your money back (with some profit, given the increase of the value of the bath) ! ;-)

The only doubt I have : being staying in a hotel is not enough. You have to show and prove that you are renting a condo/house long term.

As a general rule, any country that bans its citizens/legal residents to travel outside, does not prevent its citizens/legal residents who are already outside the country at the time of the ban, to fly home. They "just" might ask you to self-quarantine. The thing is, the more you wait, the less flights there might be from Thailand to Australia (airlines will not fly with empty planes, probably very soon).

Be aware that among your documents for extension, you will probably need (check it, though) a Lease/Rent contract of a house/apartment...

Milos Zec Lufthansa from Toulouse to BKK in September 2018 DID ask. Malaysian Airlines from Dehli to BKK in October did NOT ask… Safest is to buy an onward ticket..

-30 days of expiration of Non-O : applied for "1-year-extension-based on-Retirement". Same documents, but only 1 bundle, not two.

Did exactly the same in Chonburi (Pattaya/Jomtien).. Same same !
