Thank you. If I may ask: What makes you assume it is for Thai property owners (only)? My landlord is not Thai. When clicking on register, one gets ask to either register as a Thai national (with Thai ID) or as a foreigner (with passport number). Everything is bilingual Thai / English.
Hm. Interesting. On that website, it suggests two things (in Thai):
1) Use either Internet Explorer versions 8-11 or Google Chrome Browser (preferred).
2) In the case of one has registered with the old system and cannot log in now, please contact - to reset password without registering again.

Not true. Only those IDP documents based on treaties both states have ratified are valid. And the 3 months limit applies on all of them. One might manage in a simple checkpoint. But you would not want to be on an invalid license should you be involved in an accident.
First of all, there are different versions of an IDP (based on different international treaties). Years dating 1926, 1949 and 1969. Not all of them are valid in Thailand. Also, all those valid are only valid during the initial 3 months of your stay. Should you stay longer - required to have a Thai license by Thai law.
You need to be reported be your landlord / residence / hotel to the same immigration office. But staying in a hotel for 1-2 nights in the same district will do. Make sure they report you with Tm.30 form. Or since this seems down: Ask them for proof of your stay.
What isn’t down these days? Just returned from Krabi Immigration office. 90 day reporting online is down. TM.30 reporting online is down (so no hotel reports anyone these days). And on top of that, they wondered why I would want to do 90 day reporting in the first place, since this would not be necessary for me being on COVID-60 extensions (contrary to what Chiang Mai Office and some people here made me believe). The usual total mess.
