What is the status on online TM.30 reporting? Contrary to reports of this being restored alongside with the 90-day reporting, my landlord keeps telling me she wasn't able to go beyond the login screen. Any experience reports?

TLDR : Answer Summary
The online TM.30 reporting system appears to have accessibility issues, especially for landlords outside Thailand. Users report that the system is only reachable with a local internet connection, while VPNs may block access. Some expats have successfully logged into the system, whereas others, including landlords, are unable to get past the login screen. It's advised for users to check that they are using recommended browsers and to troubleshoot by turning off VPNs and pop-up blockers. In case of ongoing issues, visiting a local immigration office may be necessary.

I'm closing comments. It seems like the TM30 website is blocking people who are NOT in Thailand. IF your property owner is outside of Thailand, and they don't feel comfortable giving you access to their user name and password, the only option for you is to go to your local immigration office and ask what you can do.

Good luck!

I have just checked using Opera's VPN. When the VPN service is off, the system works. When the VPN service is turned off, the system does not work and generates a "this site can not be reached" error message

I tried to replicate the problem. It seems like the service is only available using an internet access inside the country - NOT using any VPN service. I could access the page with my native local IP from Samui, but not with any foreign IP or even not with a Thai IP using a VPN. So I guess there is no way to reach that site from outside of Thailand whatsoever. Can someone replicate this finding?

My landlord says the same, it's not working for her.

What does "not working for her" means? I just tried logging into the system, and it's still working.

Hm. Interesting. On that website, it suggests two things (in Thai):

1) Use either Internet Explorer versions 8-11 or Google Chrome Browser (preferred).

2) In the case of one has registered with the old system and cannot log in now, please contact - to reset password without registering again.

Maybe this was the problem. Will instruct her again and see if we can solve it. Problem is, landlord is not in the country right now. I am sure, I cannot just show up at immigration with nothing but an AirBnB receipt.

Currently / this time: Koh Samui

I was also able to go in and check for a previously filed online TM30 and it called the data up okay

I was able to log in, enter data, move it to the table below BUT I didn't click the floppy disc icon to save it (because I don't wanna file a TM30 on someone even though I can go in and cancel it).

I think it IS working though.. I think we'd have heard more about it if it wasn't up and running :/

The TM30 system [and 90 day reporting] is working as normal.

Before anyone asks, you can access the TM30 system using one of these three programs:

Online [best option]:

Apple:

Android

*************************************************************************

The TM30 is in Thai, and is meant for Thai property owners. If she's using the Apple or Android program, have her try using the online system.

Because I'm sure there'll be questions about the 90 day reporting as well, it can be access using one of the three programs:

Immigration web-portal [best option];

***********************************************************************

Android eServices application;

***************************************************************************

iPhone eServices application;

If the 90 day online report system does not work, AND you’re between the due date and 15 days prior to the due date, AND you already filed one 90 day report in person, there are some troubleshooting techniques you can use to try and get the system to work for you.

1. Make sure you’re filling in the information, and only the information, requested.

2. Make sure you are keying in the date and month correctly

3. Turn off any pop-up blockers

4. Turn off any auto-translate

5. Turn off any VPNs (Virtual Private Networks) that you may be using - including any data saving applications

6. If you’re using one of the applications, use the web-based system

7. If you’re using the web based system, try using a different browser and clear the cache.

8. Make sure your web browser isn’t automatically filling in the forms.

9. Make sure you aren’t confusing “O”(Oh) with “0” (zero)

10. If you’re keying your date manually, try using the drop-down date selection box

If the system still doesn’t work, then you may need to file it in person.

Thank you. If I may ask: What makes you assume it is for Thai property owners (only)? My landlord is not Thai. When clicking on register, one gets ask to either register as a Thai national (with Thai ID) or as a foreigner (with passport number). Everything is bilingual Thai / English.
