If I go to immigration but have my TM30 from my most recent stay, say 20 days and the other 70 were at various places like hotels or private residence that may or may not have sent anything in will there be a problem if I don’t have something to account for all 90 days?

For 2 month stays at an AirBnb, is it possible to request a copy of TM30 from the landlord or how can I go about getting one? TIA

My 1-year-extension (based on "Retirement") is due in March 2020. For exceptional family reasons, I am in my home country now and will not be able to return to Thailand before February 2020, be there for about 3 months and then return to my home country in May 2020 for several months again, for a last time (no intension to settle back in my home country). QUESTION : is there a "minimum" number of months compulsory to be in Thailand in order to be still allowed to make the 1-year-extension ? THANK YOU !
