lot of marketing from Sansiri but nothing concrete, the proposed 3m also needed approval from ministry of tourism. But 10m thb visa is a long running scheme and you can get 1 year renewal visa not just owner but also qualified spouse and minor children. But must bring money in through approved channels and buy new unit directly from approved developers like Ananda, Sansiri, AP thai and many more. The developers will guide you through the inward remittance procedures or you can go through a major agent like fazwaz

Phillip Hanscombe wrong, its not what the country is built on, tourism is an important part as it contributes around 12% of GDP and Jobs. Probably 20% gdp with connected services. But it not what the cou try is builton, far from it. Step out of your bubble and you will see

Nongnuch Kamdee he can not extend both for 30day, that brings him to 180 days and that is tax residency threshold. 2nd extension wont be granted for 30 days

I know someone who visited thailand 8 times last year, mostly 2 weeks without any issues. Its not the number of visits but total number of days. It is annoying to see immigration raise an issue when the combined stays are high. I am not surprised that the officer suggested to OP after 2 x 60 days for.multiple years (since 2024) that he need to have a longterm visa, probably because its consistently

rd of a tax resident threshold. It is not clear from your post whether you were denied entry or allowed in, however it doesnt seem like entry was denied. It sounds like its an opinion. The problem is, entry under the visa-waiver scheme is always at the discretion of the immigration officer, even if you meet the normal requirements. So he/she can deny entry based on, for example unclear travel plans for 60days or anything else he/she deems suspicious or lacking.

Ian Morrison what you mentioned is the overlook part at the end. The law requires submissions as mentioned, regardless of the inconsistent implementation or verbal waivers. What john mentioned as his new experience is the legal requirement

Petrov Petrov You can submit if you get authorisatiom from landlord to submit. Some may do that, some may not. Talk with your agent/landlord

Legally, TM 30 required when entering Thailand from abroad, moving to a new address and returning to a the same place after staying somewhere else in Thailand. A return to same address after overseas trip require a fresh TM30 as immigration consider it a new arrival. Like some said, some offices may overlook it during renewal, some may not and fine. So safer to submit it takes a few mins

If money is not a big concern, I suggest going with a new elite 5year when the current one expires i.e. until you reach 50 and then retirement visa. Its always easier to manage renewals that way than spouse visa. May be i am suggesting it because i prefer the visa to be directly connected to me, that said many go for spouse visa regardless of the renewal paperwork

If you are planning to enrol your kids in a school with preprimary, then your best option is educational visa for the kids and guardian visa for you and spouse. However, this may be tricky until kids turn 5 as many shcools dont have preprimary visa option. If money is not an issue then elite visa route is best option.
