TLDR : Answer Summary
The discussion revolves around a rumored new visa in Thailand linked to property investment, specifically a 30 million baht purchase or an 80,000 baht rental. Many comments indicate skepticism about the existence of such a visa, labeling it as a marketing tactic or a scam. Some mention that a 3 million baht investment visa exists, albeit with many stipulations and only for specific properties. There is confusion and a lack of clarity regarding this new visa initiative, making it uncertain for expats seeking to understand their options.

Why would you even think of that.

The elite visa also was a massive failure because people with money look for ROI and sorry but that's not thailand, and if someone says you will, I have swamp land in Indonesia cheap

It is totally legal and many people have already acquired the visa. Really? How?

it is primarily to increase the real estate sector of Thailand and focused more on Freehold condo units. Here is the proof.

Yes this is a pilot project just launched in Phuket.

It is not simple.

You must have a "qualifying" property purchase of 3mil baht freehold.

Unclear what else will qualify so far.

It is through a "longstay company".

Yearly extension cost estimated around 50k baht per applicant.

Need a special certificate from the ministry of tourism supplied by the longstay company.

If you go to room 204 phuket main immigration you will be given information and a contact to try and apply.

It is brand new and info is limited but apparently can be done.

Although not heard of any successful.

I saw a lot of Information about the "buy 30M Property in Thailand, Get Non-B Visa" on Chinese social media. It may only apply to some pointed property developers in some projects, not every place

lot of marketing from Sansiri but nothing concrete, the proposed 3m also needed approval from ministry of tourism. But 10m thb visa is a long running scheme and you can get 1 year renewal visa not just owner but also qualified spouse and minor children. But must bring money in through approved channels and buy new unit directly from approved developers like Ananda, Sansiri, AP thai and many more. The developers will guide you through the inward remittance procedures or you can go through a major agent like fazwaz

It's not a new visa. The development company will pay for non-O retirement visa for three years if you buy a new condo off them, provided you meet the visa requirements

The amount is only 3 million baht minimal, and it has to be freehold property.

You get a yearly extendable visa under the Non-B category with a statement says your bought a property.

There are certain rules to follow.

The others that’s like leasehold and rental of 80K. This isn’t part of this program yet but it will happen soon.

There had been cases already been done and confirmed and concluded. Due too many skeptics around, there’s not many people would like to openly mention this.

I guess you mean the 3 million baht investment visa. There's not a lot of information on it and immigration continue to only list the 10 million baht investment visa but this may help

I believe it was just a marketing exercise from a development company.

There was no guarantee, from what I remember they said they would assist you in getting a 1 year visa.
