Darren Hill be careful with renting out your house, the rent will count as income and has to be declared in your tax return. After 180 days out of Australia and living in Thailand you will be Thai tax resident. Your house in Australia will be change to Investment property and will be subject to CGT. You have to inform the ATO, electoral commission and your Bank.

You will need a PO Box to plus a couple mor things.

Agent #2 is right, you will need a proof of residence from immigration to open a bank account. A TM30 is needed from an address. If you use a hotel you may have to show a booking over a longer period of time.

You traveling as a tourist, staying less than 30 days no extension and back to your country. You are a tourist and should have no problems what so ever with your visa exempt entry. There are no restrictions how often you can visit Th as a tourist. But I think land border crossings are restricted to 2 as far I know.
