Tm30 confusion. I have a new passeport and immigration told me i have to do a new Tm30. I tell my landlord, she does it through the website [members only]/ However, she entered the wrong address... Immigration said this time it's ok, but she has to do it correctly for next time. My question is, how can i know that the Tm30 is correctly done and how can i have that piece of paper that you normally have in your passeport, if it's my landlord that does it online ? Thank you
My landlord did the TM30 online but when he sent me the file, the "date of arrival" is missing. Is it normal or it's going to be a problem? Thanks a lot
Today I went to immigration in Bangkok to apply for a 1-year extension of my Non-O visa. The officer said that all my documents are perfect, but they want to check if the landlord's ID card matches the house registration of the apartment.
I already have a copy of the landlord's ID card, but immigration asked for the house registration (Tabien Baan) to confirm the address. I'm not sure if the landlord will agree to give me a copy of it, and I don't know what I should do if they refuse. Has anyone had a similar experience or any advice?
Thai Immigration is simply asking for proof that the person renting the property to you is legitimately connected to that address.
To satisfy this, they normally want copies of three documents from the landlord:
1. Copy of the landlord’s Thai ID card
2. Copy of the House Registration Book (Tabien Baan – ทะเบียนบ้าน) showing the property address
3. Sometimes a copy of the condo title deed (Chanote) if it is a condominium
All copies should be signed by the landlord confirming they are true copies.
This is standard procedure. Immigration uses these documents to confirm that the address listed in your application is real and that the landlord is the legal owner or registered resident of the property.
If the property was rented through an agent or condo management office, they often already have these documents and can provide them. Otherwise, the tenant usually just asks the landlord for copies of the ID card and Tabien Baan for immigration purposes, which is a very normal request in Thailand.
As long as those copies are provided and signed, it usually resolves the issue.

How the Tenant Gets These:
You The tenant simply asks the landlord or agent for:
“Copy of house registration book (Tabien Baan) for immigration.”
This is very normal in Thailand.
Most landlords already have it ready for foreigners.
For your future retirement visa extensions, always keep a file with:
• Passport copy
• Lease agreement
• TM30 receipt
• Landlord ID copy
• Tabien Baan copy

Hi Guys, i have a retirement visa non-o with a multiple entry. I'm renting a house longterm . I went last month for holiday to phillipines and today i came back to Thailand. Do i have to go to immigration now to make a report that i am back. Or do nothing. And what about my Landlord. Does he have to file a report as well. Not sure what to do. Hi, I am aware each time you exit and then re-enter Thailand you should get a TM30 from your landlord. This is my 3rd time re-entering Thailand and my landlord is saying I must pay a 500 baht service fee to update it each time. Just wanted to ask about this because from my understanding a TM30 is usually free?
Hey guys, i want to ask about the TM30! I'm here on a DTV visa and I moved into my new apartment a week ago! I completely forgot about the whole thing! I remember seeing videos online talking about it and mixed info! Could you please explain to me what i should do, and what are my next steps! I read that the landlorn should file it within 24 hours of me moving in and give me a receipt to show to immigration if asked! But i didn't receive anything! Please explain to.me the process! Hello, I have lived in Phuket about 20 months but have just recently moved to a house we are renting from some Thai friends. This is their first time to do the TM30 for tenants and they showed us today that it is still showing as Pending on the immigration site after more than a week since submitting. Is that normal? We thought usually it was a very straightforward and easy thing for a landlord to do. They are not sure what to do about it.
Should I notify my landlord to update my TM30 each time I come back to Thailand?
Hi guys, sorry for the weird question.
I am in Thailand on dtv, I know the TM30 "resets" each time I leave and enter Thailand. I do frequent flights due to my business ( around every 2-3 months) and don't want to bother my landlord each time I enter, is it required by law to update the tm 30 each time or is it only required when I need it for something ( at immigration etc) ?
My landlord refused to do a tm30. We went to immigration to get information on how do it ourselves and they gave the below handout. Went to immigration today with the documents and sure enough they did a TM28 for us instead of a TM30. I assume no issue at 90 day reports and retirement extension time
