Hi all, I need to extend my stay in Thailand for another month before I have the 400k baht requirement ready for my marriage visa (I held one before). I'm currently on a visa exempt entry.

I'm planning to do the 60-day extension based on visiting family at the I/O at IT Square in Bangkok. I was told that the documents required are (1) House registration from my fiancee. (2) Copy of her ID card. (3) Marriage certificate. (4). T.M.30 and (5) the three forms that can be acquired at the I/O (forgot what they're called).

Assuming above is correct, there are two questions we're currently struggling with. We purchased a condo in Bangkok and my wife's house registration is still in her hometown. First question: am I able to get the extension done in Bangkok despite her house registration being in a different province? Also, I assume a copy of the house registration suffices as we do not hold the original file over here, correct? Second question: is there any example of how this T.M.30 file should look like? At this point we're not even sure if we registered correctly. The site doesn't seem to allow us to look into any registrants that got registered over 15 days ago.

Quick TM30 question: I live with my Thai wife in our mortgaged house (hers technically). Before i register on the TM30 website, does my wife have to register the house and her details first? Or do i provide the details about her and the house when i register? And its done at the following website right?

TM30 online, following website update Nov 2023.

My house is registered in the tm30 system and I file a tm30 whenever I re enter thailand.

There was a website update early Nov 2023 which resulted in my tm30 filing going round in circles.

Resolved by updating my house registration details ...now requires male/female entry for housemaster. Once done ... Occupant registration no problem.

The new system also allows download of a pdf for registered occupant details for presentation to io.

Hope this may save a frustrating hour or two for others! 😘

I just successfully created an account on the TM30 site. However, when entering the address details for the house, it is asking for 2 items to be attached before it will allow the address to be saved. I assume 1 or both are pages from the house book but can someone be more specific?

Hi everyone, just wanted to provide an update as my husband (US) and I (Thai) just went to the Bangkok Immigrations Office (Chaengwattana) today to apply for the Non-O Thai Wife 1 yr extension for my husband and in addition to all the document requirements that has been circulated in this group, my husband has to provide a hand drawn map to our house as well. Also, since we're not renting and staying at my family's house, we submitted a letter from the Head of Household (my dad) that he permits us to stay in his house, in lieu of the rental agreement (along with copy of house registration and copy of Head of Household ID). The officers accepted the letter without question. Lastly, we were there for 7 HOURS as walk ins.. so, pls make an appointment before hand to save time. Oh, and make sure your bank book AND bank letter is updated showing today's date (date you apply). We didn't have any transactions in his bank book since Oct and we got yelled at for not having the correct date on the book. We ran downstairs to the Bangkok Bank on site and took out some cash at the ATM and updated his book at the Book Update machine next to the ATM.

Looks like we're all set with everything... We're asked to come back on Dec 25th for the results, but my husband also got a notice to do a 90 report in mid Feb. I'm keeping my fingers crossed and assuming we're already approved and just pending a home visit.

Hi everyone. As background, my wife (Thai) and I retired in Thailand (Jomtien) starting in May of this year. Prior to that my wife had lived in the US for 30 years. So her idea of many Thai government requirements and procedures is based on how things were done 30-40 years ago rather than today.

My questions pertain to House Registration Books. She is originally from Yasothon, though she has had no property or ties to there for decades. She did make a trip there over 25 years ago to register our marriage that was done in the US.

When we arrived in Thailand this year her national ID card had expired, so we went to Pattaya City Hall and got a new one. At the time we were still living in a hotel waiting to move into a condo. We did that the next month. One other piece of info: she and her adult son own a house in Chachoengsao that we bought 20 years ago. She never actually lived there and never will.

So with all that in mind, my reading indicates that Thai House Registration books are used to report and provide proof of where you actual reside, not whether you are the ownerof the property or not. So it seems to me that she would need to get a new book with our condo address in Jomtien as the registered address. She however is under the impression that she either needs tophysically go to Yasothon to fix this or to Chachoengsao since she is half owner of a house there.

Ive also read that now all the district offices share info by internet and there is no need tophysically go to those other locations but could do whatever we need to do here in Chonburi district office.

So my main question is, does a Thai citizen who lives in a rental property need a new House Registration book that reflects that address and needs a new book each time the rental address changes? And would that be done at the district office of the rental location?

And lastly, I have seen references to a yellow house registration book for foreigners. I am here on a 10 year visa and intend to stay for my remaining years. Is that registration required, or optional, and is there value in getting it?

My friend will come in Chiang Mai and ask for non-O Visa 3 months. He will have a rental agreement for 3 months in Chiang Mai. After this 3 months, he want to ask for an extension 1 year but he will not have rental agreement as he will go live with a friend who has a house, but this house is at Nakon Ratchassima. Is it an issue, does he have to ask the extension at Chiang Mai or Nakon Ratchassima? And can he use a copy of house registration of his friend ?

I went to Hanoi's Thai embassy on Wednesday to apply for a visa but was told I couldn't apply without my landlord's house registration.

I returned on Thursday with a copy of what my landlord says is the house registration document (it's in Thai but I can see it has my address on it) and the embassy front desk accepted my application.

On Friday, the embassy contacted me to say they couldn't process my visa because the document the landlord provided doesn't show his name.

My landlord says he hasn't put his name on the house registration because he owns many properties (not sure why that's relevant). Instead, he has provided me with some utility bills in his name and suggested I show that to the embassy.

I presume that when I take these documents to the embassy on Monday, they won't accept them, as the embassy staff were adamant that the house registration document shows the landlord's name (they think the landlord just provided the wrong page).

I'm now very confused and any words of wisdom or guidance would be very much appreciated.

I'm moving to my gf's house, can she do the TM30 online? As she works M-F so she cannot go to immigration within the 24h I move in. If so, what's the website?

Or, can I do it on my own? We won't have any rental contract - just sharing her house.

She's the owner of the house - her name in the tabian baan.
