How insecure are you to write such a nasty comment, about someone you never met? If I were insecure, I would pay an office to do it for me. I always managed well, thank you.

I noticed, that every year, they try to find a reason, to let you come back. I had this for my retirement visa also, giving them the same as usual. Last year they wanted a marriage certificate in English (My wife is on my visa, being Philippine), now they wanted it in Thai. Bad luck for them, I also brought the originals, as I know the game a bit.

Yes. But I not had best experience with the bank lately. They refused to give the bank letter, too busy, come back tomorrow, when I was all set to go to immigration. A few weeks before, I had to go to the bank to do a transfer on someone else's Thai Bank account. It was 2.30 pm, waited one hour and a half. When my turn, they refused to do the transfer. Reason? I should have asked before 11 am. Not see why. I not asked for cash, so just had to put all in their computer. Yesterday got a message in my bank app, to agree on all new terms. Strange.

For monthly methods, this is not enough. For Jomtien, needed also a bankletter certification. It was provided by BKK bank, but had to come back.

I not had the statement of the bank account in Europe. But they were ok, with statement of person, where it came from. Next year I take my wise account statement. By the way, BKK bank refused to make the letter at first too.

It is very nice, you think about them. My wife is Philippine, but I live here. She is 30 years younger. She cannot own though. But I try to educate her, that after my passing, she not get screwed in Philippines. You right, you cannot trust every lawyer. But if you been around a while, you find someone you can do business with. My mother was judge, so I know. Bit more not to fall for every scam, although this is Thailand.

I think the safest thing to do is to put land on name of your wife. You put the house on your name. All perfectly legal. On top of that, I will go to a lawyer, and eventually also, loan her the money to buy that land. Stipulate, she cannot sell the land, without complete payback of the loan, and stipulate how you lease the land from her. Run from lawyers, who want to buy with a 100 % Thaï company, the land, where they own the shares.

For tax, and control, bring the money in, amounts, less the 2 million baht. I did it, without problem. There are by the way, more then rumors, that tax rules are going to change again, and even resident, not have to pay from transfers of money earned, the last 2 years. As for now, this is not the case. If money earned before 2024, and with proof, you not pay anything on that.

Yes. But again, be aware that there is more then one company offering this service. And a lot of them issue not real tickets. Indeed some do, but if you have the wrong one you are screwed.

I used indeed one of these companies before. But you must be sure that the ticket is a real one, as 80 % of these tickets, are not a real one, or not valid at time of travel. A cheap company to Cambodia, Penang, other nearby country are very cheap. No need to register luggage or extra, as you are not using the ticket. Some companies check this. I even, was almost denied with a real ticket, agent stating it would be fake. I gave him a hard time to check it then.
