Another question. I know what to do to extend my retirement visa. Only problem is I live in a house of Thai company, which I own 49 % of. So what do I have to show, as there is no lease?

Also my wife got a following visa, based on my original retirement. What do I need to do to extend that, which form, requirements.

TLDR : Answer Summary
To extend your retirement visa while living in a house owned by your company (49% ownership), you may need a letter from the company confirming your residence or a lease agreement. Required documentation typically includes the housebook, business papers showing your shareholder status, proof of funds (800,000 Baht in a Thai bank), a photo of you outside the property, a hand-drawn map, and completed application forms. For your wife's visa extension based on your retirement, similar paperwork may be required, ensuring all documentation is correctly submitted at immigration.

If you are renewing your retirement visa, you should already have your residency paper slip stapled in your passport, you need nothing relating to dwellings, because you've already sorted that, its 800,000B in your thai bank, letter & a years statements to prove that, a A4 printed picture you outside the propert, a hand drawed map, photo copies of a few things, fill out the forms & hand them in, sit quiet & pay

dunno what office you use, but many require a lease, in addition to the TM30 and few require a photo.

Keep in mind there are OVER 70 offices in the country and they all don't do it exactly the same, so what they do at your office might or might not be helpful to the O/P

ive got no idea about any others im afraid, if anything was asked, ive got a villa in a thai company which im the director, so i take chanote with company papers to say its mine, but the residency slip in passport already says i have residency, hope you get sorted, it can be frustrating

yep that TM30 usually is sufficient, but some times at some offices it's not, and the O/P should go check with their office well before they go for their extension to see if they need anything else

yeah i 100% agree, better to check then double check to be sure

all Im saying is that just because in Phuket they do this or that it isn't what all the immigration offices do.

they're all just a bit different from each other, ๐Ÿ˜•

You will need the housebook and the business papers, Dbd etc. ,( l believe thats all) showing that your are listed as shareholder.

No big deal really.

I would say ask the company to write a lease contract or a letter stating that you are allowed to live in this company property without lease or rent.

But i guess you registerd your address at immigration and for that you also needed proof of ownership.

What about the following visa of my wife, which paper and requirements?

GO to the immigration office and see what the documentation requirements are for your wife to get a "trailing spouse" extension that matches yours. Sometimes the marriage certificate has to be "certified" and there are other doucmentation requirements for it too so that's the best course of action to get the information on what you need to pull off her getting an extension

She has already the trailing spouse visa in her passport. They had already all the documents, for that one. It is just renewal

read Robert's comment because they don't already have all the documents, you're gonna give them a totally NEW set this time both for you and your wife

Sorry, but there is no such thing as renew. You can not wipe out the dates and use a pen to add new dates.

Each and every year you apply for a NEW Extension of Stay and you must each and every year meet all the requirements. And each and every year Immigration will put a NEW stamp in the passport.
