Why can't either all 3 of you on the one contract, or make 3 contracts? If owner doesn't want to do that, find a different rental.

Yes you can. I used to do it myself also. That was at Jomtien, don't know about other immigration offices.

From what I understand, it's not that difficult as long as your marriage was registered with the US govt for at least 5 years.
