Hello all,

I have a question regarding rental contract for applying the retirement visa in Bangkok. As per immigration’s request, application for retirement visa should submit the rental contract. However, my family and I will have 3 persons in total stay in the condo, but normally only one person will sign the contract. Then, how can the remaining 2 persons show the rental contract to immigration. Is there anyone have the same situation and finally solved. Anyone can teach me please?

By the way, is it a must to also show the rental receipt as requested by immigration.

Thank you so much.

TLDR : Answer Summary
The user is seeking advice on how to navigate the rental contract requirements for a retirement visa application in Bangkok, as only one person will be signing the contract while three family members will be residing in the condo. They also inquire whether a rental receipt is necessary. The community responds with various suggestions, including the possibility of having all three occupants on one contract, or acquiring individual contracts, as well as outlining other documentation needed for the process.

In CM, actually they want the TM30 in lieu of Rental Contract, as "proof' of your residency (and, proof of your compliance with TM30 requirement).

But in Bangkok, the requirements is not the same, in this table, the last point mentioned. That's why I am very confused. If I am just the person who stay in the condo, it is fine. But we are family.....

@Chan *****
Yes, I am aware not the same. Only posted my comment, for advisement of those in CM.

If you are applying for a retirement visa in country, it is obviously an O; the rental contract should ideally only be in your name to make matters simpler ( surely not a difficult task, as posters have mentioned) but if others are named then it’s immaterial - it’s your name/details that matter. You’ll also probably need a copy of the landlords blue book and his ID; the TM30 is a different issue relating to 90 day reporting..

I see, thank you. So it is better to make 3 contract separately for the same condo. Then landlord needs to sign 3 separate rental contract with us, and need to provide 3 separate receipt each month, is it correct please?

@Chan *****
it will make life easier and not unduly confuse Immigration, but it’s not essential. it’s also unusual in my experience for a landlord to ask for more than one lessee to be stipulated; normally the agreement is between him and the head of the family only…

Yes, you are right. I will ask immigration directly when I apply in future. Thank you.

Really Smart Ass?? Begpacker how many Bedrooms in the Contract n How long

Why can't either all 3 of you on the one contract, or make 3 contracts? If owner doesn't want to do that, find a different rental.

I am thinking if insert a cluase by mentioning all 3 persons names+passport details who is the tenants staying in the condo, then sign by one person will be accepted or not?

Will immigration collect your original receipts or they just need to see the original, then collect copies only?

Thank you, you use this method and submitted to immigration and they accepted, isn't it? is it 1 receipt with 3 names please, so only 1 receipt per month, and immigration accepted please? Still need to submit rental receipts to immigration?

@Chan *****
