David MacFadyen. Very similar to my experience with both SCB and Bangkok Bank. Australian passport (they did not require any certification from embassy) and a current lease. Yes, both attempted the insurance sell, I declined, and they let it drop. SCB wanted 1000 baht, Bangkok Bank happy with 500. I'm surprised people experience so much difficulty. For info of others, SCB account opened at On Nut, Bangkok Bank at Central Bang Na.

Nick Cartwright. Unfortunately it doesn't change the fact that some offices will still fine you (not the landlord) if a TM30 hasn't been filed after you return to your home province. Although it's easy enough to do using the app. I did it last week. It took almost a minute out of my day!

Rawiwan Wantathum. This is the current situation. You can gamble on future changes but be wary:-

Those entering Thailand with STV from 3 July 2022onwards, will be allowed to stay in Thailand for a period of up to 90 days, which cannot be extended.

Those entering Thailand with STV before 3 July 2022, i.e. their initial period of 90 days expired before or on 30 September 2022, can seek the extension of their stay for a further 90 days. They must submit their request for extension *before* 30 September 2022.
