Can I use a lease agreement from my Thai boyfriend for the STV visa instead of booking accommodation?

Hello everyone. I'm gathering information about STV visa and there's a few more things that I don't see people talk about as much.

1. Can I have my Thai bf do me a lease agreement (+ invitation letter or something) instead of booking accommodation for 90 days as he already owns a condo?

- If can, he has to register my TM. something that I get when I arrive in his condo address, right? because I'd have to show that when I extend the visa.

- Can I use the lease for the 2 extentions? I'm aware that no one knows until 30th Sep, but technically?

2. Insurance wise, can I just pay for a 1 year insurance that covers everything and the time frame instead of keep buying a new one every 90 days?

Correct me if I'm mixing things up. It's a lot of information 🥲

TLDR : Answer Summary
The post discusses the STV visa application process, specifically regarding the use of a lease agreement from a Thai boyfriend instead of booking a hotel for 90 days, and asks about insurance requirements. There are differing opinions in the comments, with some suggesting that a lease agreement could work while others express doubt regarding its acceptability without a Thai Tax ID. Additionally, there is a question about whether a one-year insurance plan can be used instead of renewing every 90 days.

I doubt #1 will work. Inquired about the same last year with the General Consulate Frankfurt. They said this would only be accepted with a corresponding Thai Tax ID alongside the rental contract. Catch here: Hardly any Thai would have this. Went for an alternative visa solution then. But who knows … with Thai authorities nothing is ever predictable or applied in a unified manner. So asking the respective RTE in your country won’t hurt.

Thank you so much for your info. My bf is Thai and he pays tax, I think in Thailand Tax ID is the same as ID number :/ I'll check for sure and there should be no problem

plan to arrive in mid May. Really? I thought no one knows that for sure and the gov could potentially extend it closer to the due date 🤔 I'm keeping my fingers crossed until then

Yes I'm wary about that briefly but you just made it much much more clear, so thanks for the clarification:) I'd still get at least 90 days + 90 days out of it if nothing goes wrong. That still gives me the longest time to be in Thailand. If they don't continue STV visa, I will leave and come back with TR and convert to ED.

Rawiwan Wantathum. This is the current situation. You can gamble on future changes but be wary:-

Those entering Thailand with STV from 3 July 2022onwards, will be allowed to stay in Thailand for a period of up to 90 days, which cannot be extended.

Those entering Thailand with STV before 3 July 2022, i.e. their initial period of 90 days expired before or on 30 September 2022, can seek the extension of their stay for a further 90 days. They must submit their request for extension *before* 30 September 2022.

where does it say that those entering Thailand with STV from 3 July 2022 onwards will not be granted the STV extension? I know this was clearly stated in 2021 when it was going to expire Sept 2021, but have found nothing stating how it will work this year. Been looking for clarification about this everywhere!
