you don't have to lease from the government.

You can lease land from a Thai for a maximum of 30 years and register the lease with the local land office.

this may make a difference. Unfortunately, I hired an agent and used my own money. Year 2 I went to the IM where I lived and they sent me on a 5 hour drive to another province. This is because the agent used this province for my initial visa. After the 5 hour drive the province told me that they couldn't help and that I had to drive back another 5 hours.
