Update: We met with our lawyer. Wills for both my wife and I. My wife will have a trust and I (trustee) shall have the right to sell or stay the rest of my life if my wife passes. Our Thai heir (my wife's wonderful cousin) will get the house when we both pass. A document and video will be made omitting all other family rights to the property. Usufruct agreement will be done at the Land Office. --- Many thanks to everyone who shared their knowledge and experience. You helped me come into the meeting with solid notes and questions.

My wife (Thai) and I (American) are buying a house in Bangkok. Apparently, an annotation on the back of the deed will allow me to reside in the house and own the financial investment if my wife precedes me in death.

Anyone done this?

We are meeting with a lawyer soon to sort out the details, as well as have a will made.

We are considering an ED visa to start our relocating to Thailand. I have read that this visa can be renewed for 5 years.

What advise can anyone give for what visa we could possibly use after this without the expensive of an elite visa.

We are both under retirement visa age, but looking to buy property, start a business and stay in Thailand for good.

Please don't flame me for what could be a stipud question haha

Hi , I have a Thai girlfriend we have lived together for 10 years in the UK. She wants to go home next Xmas 2022. I would love to go back with her she has her own property, Farms etc.

I am 59 years old and I would like to go for a renewable annual visa, is this easy to get. Also I gather I have to have money in a Thai bank account is this easy to set up and if so do I need to be in Thailand to open up the bank account

Hello all. Serious question - what's the benefit of the Marriage Visa vs the Retirement Visa?

I'll be retiring soon (6 months - a year). My Thai wife and I have been married for 30 years but the last 10 years she's lived in Thailand (as she's gotten older, she can't live with the cold weather in NYC) and I've lived in NYC (need to work). We have 4 grown children (Thai and U.S. citizens, living/working in U.S.; btw, my wife is also Thai and U.S. citizen). I've been through the Imm-O and Wife Visa before but that was 10 years ago and I don't really recall all the steps that we went through.

Anyway, I'm looking for a step-by-step procedure and documentation requirements for either a Retirement Visa or Wife Visa (whichever is better)...

1. I'm currently living in NYC; my wife is living in Thailand. The children are all working in the States and have no desire to move back to Thailand (hopefully, they'll visit their empty-nesters).

2. My monthly Social Security will easily cover the income requirement; my IRAs and, if needed further, cash-in-bank will easily cover the capital requirement.

3. We (she) own a 2BR house in Tungsong, Nakhonsrithammarat. She (we) has a large family there - I (and the 4 children) have lived there before for about 8 years. Great caring, helpful, loving family.

So, I'm looking for a fairly smooth procedure, without a lot of in-out travelling.

If I buy a house in one of the islands, for investment or for a living. What’s the situation with visa?

Do I have to open a company with a Thai to be able to live/stay/manage my place?

Is there a minimum for an investment?

For example, if one buy a house for $500k, will he get some sort of visa without a company?

Info Sharing: TM 30 online - Private property

Chiang rai immigration office advised that we can actually do it online for the TM 30 reporting, even though we are not hotel/guesthouse owners.

My wife (Thai house owner) actually done a registration on the website and I have made some screenshots, plus some labeling. Best to get a Thai (or if you can read Thai) do the registration as the "Fill-In" boxes are in Thai language.

An email with username + password will be sent to the registered email address about 2-3 working days, upon successful registration (we do not need to send any hard/soft copy of documents to the immigration office). First login, and you will be prompted to change to a new password. Once in the portal, you can click on the first subject on the left (as per the picture). As per the CNR office's advice, there will be no hardcopy receipt of a successful reporting. Users are encouraged to screenshot the successful reporting online and keep as proof of reporting.

Note: I have not done the acutal online reporting yet as I have done mine physically at the office when I entered the country. Will post the outcome next week when I can do a "live" run of the reporting.
