TLDR : Answer Summary
The user inquired about visa requirements after marrying a Thai woman and investing in a house. Responses clarified that marrying does not eliminate the need for a visa; instead, a Non-O visa based on marriage is suggested. To obtain this visa, the user must deposit THB 400,000 in a Thai bank account for a minimum period before applying for a 12-month extension. Additionally, various comments stressed the importance of understanding visa regulations and seeking accurate information instead of relying on assumptions.

you mentioned you have read rules. You are still asking strange questions.

Go to the Thailand Government Immigration’s website and look at the visa options. Each type has clear cut rules.

Fairly basic!

If English is not your first language and you are needing assistance, then you need to tell your actual circumstances!

Otherwise you’ll get random answers and people will get frustrated with you.

Why keep engaging this person? He clearly doesn't want to listen. Pretty sad he won't say which passport he holds, AND has his own set of rules. I have seen many here try to explain, but he chooses not to listen. Why ask the question if you choose not to listen? See Ya!

Dainius Indilas I think you are one confused Guy and are not getting what everyone is trying to tell you. Paying for a wedding won't get you a visa, paying for a house won't get you a visa. Depends on your passport if you can come free or not, but soon immigration will say get a visa 😔

Jeez. You have been getting answers but you refuse to believe them... "because you paid 300,000 for a wedding" or "building a house" none of that has to do with immigration or visas. Just Google marriage visa requirements.

I agree if you put the money into a house, she will own the house and then when she kicks you out, you will have nothing. I’m with a Thai woman who has a beautiful beautiful house. It’s like living in a resort. She got it when she broke up with her last boyfriendseven years ago. He lost everything now I’m getting to enjoy it.

If you just say what passport you are on and if you are planning live in Thailand with Thai wife OR just want to visit as a tourist you might get answers. Plus write in better English, because right now you're just asking random muddled questions, but not providing any information on what you want to do.

the only difference that being married makes to the visa type is difference of 400,000 baht to be deposited into a Thai bank account.

400,000 if married

800,000 if not

pretty simple really

You not married yet , right ?

Then after you married it’s can change your visa little bit, first of all you come like tourist visa then you married, you have certificate of marriage you can apply for visa non-o marriage Thai wife’s that’s you need to put money in Thai bank account (your name in bank account) 400,000 bath. With this visa it’s valid on 1 year and renewed every year.

Money you invest on construction new house it’s will help you with visa just make you have residence in Thailand when you apply for visa Non-o

the money isn't to pay for visa. You pay for the visa when you apply in your country of residence. Cost for that depends on what embassy you apply at. The 400k money is to show immigration when you apply for 12 month extension, because THAT is the rule for a 12 month extension of stay based on being married to a Thai. The extension costs 1,900 tbt.

your wedding has nothing to do with it. It's 400k thb usually in a home bank account for 3 months prior to applying for a Non O visa. Once you have that visa and go to Thailand (within 30 days) you have around 4 weeks to then put it in a Thai bank for it to season for 8 weeks before then applying for a 12 month extension (not visa) of your original visa. You have to do that every 12 months. If you leave Thailand you need a re entry permit or you loose your extension rights. You get that at the airport just past security and get a stamp in your passport. Single re entry or multiple re entry options you have.

Sounds like your entering Thailand without a Visa Atm (Visa Exempt) so if you visiting more than twice a year you need to apply for a visa on the Thai evisa website. Work through the questions and its so simple in the end. If your coming in without a visa and are questioned they may deny you entry. They are cracking down at the moment in major nternational airports such as Bangkok Phuket and Chiang Mai. So what's your marital status, your pasport and your age and length of duration here in Thailand? That's a start to be guided in applying for the right visa for you.

no its being reported by frequent travellers coming in Visa Exempt. "Recent travelers to Thailand, particularly those utilizing visa exemptions, are experiencing increased scrutiny at international airports, including Suvarnabhumi and Don Mueang. This heightened attention is a result of the Thai government's efforts to address the potential misuse of visa exemptions for purposes beyond tourism, such as working or residing in Thailand without the proper visa.

Details:

Increased Scrutiny:

Immigration officers are reportedly conducting more thorough questioning about travel history, intentions, and financial means, especially for individuals making consecutive visa-exempt entries.

Focus on Visa Exemption Abuse:

The Thai government is actively monitoring frequent travelers who repeatedly enter on visa exemptions, as some may be engaging in activities that require a different type of visa, like working or residing in Thailand.

Consequences of Misuse:

Travelers found to be exploiting visa exemptions may be denied entry or face other penalties.

Examples of Increased Scrutiny:

Some reports suggest that individuals have been questioned about their employment status, accommodation arrangements, and financial capacity to support their stay.

Airport Specifics:

Suvarnabhumi and Don Mueang airports are mentioned as locations where increased scrutiny is being observed.

General Trend:

This increased attention is part of a broader effort by the Thai government to ensure compliance with visa regulations and prevent the misuse of visa exemptions. "

there is NO limit whatsoever on visa exempt entries. Let’s be clear about that.

The absolute dogshit AI quote you posted here is irrelevant. 1- there is no such things as misuse of visa exemptions. There is the system that immigration built. 2. There are no ‘penalties’.

And what gets ‘reported’ has to be taken with a grain of salt. Thailand has 40 million annual tourists. 1000 people being denied is hardly a developing story. There are always people who make mistakes..

If you are using visa exemptions for legit tourism, you will have no issues at all

House has nothing to do with visa. Apply for non O based on marriage in home country. Enter Thailand. Open bank account. Deposit 400,000 tbt. Season money. Apply for 12 month extension of stay. Can get a re-entry permit to leave and come back during the 12 months. But need to be back to apply for another extension. But if you are building a house why are you leaving?

up to you. You didn't bother to say what passport you had. And so had to guess you were not Thai because you asked about visa because you are married to a thai. If not Thai you need 400,000 for marriage visa. Or can fly in on tourist visa. If Thai you don't need visa. Perhaps give some facts people can use to advise you.
