Good morning,

So i finally got my non-o retirement visa at Jomtien, based on 800k in the bank.

It says admitted on 10 november 2025 and valid until 7 february 2026.

They said I can apply for the one year extension after the 7th of january.

My last bankbook update is from the 28 october. This is an account i use only for the visa.

At what dates should i do bank moves and updates so the 800k appears correctly for the extension in January. I am afraid to screw it up...

Hope i am clear. Thanks

- have to do normal 90 day report

- I arrived with DTV Feb 28 so will do my 90 day around mid May.

BUT since it’s 180 days; technically I’d need to leave the country to renter Aug 27.

- is it possible to extend at immigration in Chiang mai or can I do land border run/go for example to Laos and back same day? (Ps I am on the Maui thai DTV route)

Just want to double check - anyone living in cm can you let me know also how you did this?

Thanks!!

I applied for a soft-power visa in HCMC, but my DTV application was rejected due to income issues. Honestly, I'm frustrated with . Thai embassy in HCMC. Now, I'm planning to head straight to Hanoi. Does anyone know if it's possible to apply again in Hanoi just one week after being rejected in HCMC? If not, would it be better to apply from Laos instead?

Any advice would be greatly appreciated! 🙏

So, I read that it does matter which embassy you submit your DTV visa application to in terms of time and other factors.

But if you apply online, you have no business dealing with any embassy, right?

This is what I mean online: [members only]/

Sorry, I want to remain anonymous. I don't want my Facebook connections to know that I'm planning to escape from home. :D

I have a retirement visa. Had the 800,000 baht in my Thai bank. Building a home and it has gone below 400,000 baht.

My renewal is due in March 2026.

I have today transferred 400,000 baht to top up my Thai account.

Will there be any repercussions for letting it go below 400,000 baht?

I have searched and am unable to find any reference to maintaining a bank balance of 400,000 baht.

Thanks.

Does anyone know of an agent or service that can help with the DTV application for self-employment out of Phuket or Koh Samui? I’m feeling a bit nervous about handling it on my own. I just arrived in Thailand and want to make sure I follow the best process. My company is based in the US, but I didn’t have time to apply before leaving, so I’d like to take care of it while I’m here. Any suggestions or advice would be greatly appreciated!

It would be for 2 people applying.

We are married. For a retirement visa, do we both need to have 800k in a Thai bank (1600 total) or will 800k be sufficient for both of us. What are options if we don’t have the 1600k but want to stay for a year? TIA.
