Just clarifying but is there any policy that stops a DTV holder from buying an apartment or condo? Is renting out the property also legal on a DTV visa?

I have a roundabout Thai visa question. My Thai wife of 45 years has owned a few houses in Thailand. One in NamPhong and 1 or 2 in Nakon Phanom. But I have never seen an ownership document like a Property Deed - โฉนดที่ดิน. So I was wondering where she could get that document. ( she isn’t very good with paperwork). So if I secure that document, I was thinking of applying for a 1 year non-immigrant visa to visit my wife ( family) in Thailand. We are both in Florida currently, but technically we would fly to Thailand together and then I would be visiting her. I have had 3-4 non-immigrant visas in the past but over 10 years ago. It seems that the TM 30 is more important now than in the past and maybe I could be put on the House Registration that would simplify the TM 30 process. Good idea or some other alternative???

Exploring the option of applying for DTV in Thailand but struggling to find if my circumstances make me eligible.

Am about to become a landlord for one property only, in the UK. Would this meet the requirements for a DTV? Not a registered company, just a landlord with accountant to deal with self-assessment to HMRC. Have sufficient funds in UK.

Would I be viewed as a business owner? I don’t have a cert. of incorporation, nor a tax return yet as landlord status will commence next financial year (April 2025/26) so no tax return until 2026.

I need some advise. I have purchased a one bedroom apartment in Bangkok for Thai bhats 1,500,000/- (aprox US$ 50,000/-)

If I want a permenant visa what do I have to do. ? Everytime I visit Bangkok on my US passport they give me 30 days only.

Please advise how to apply for a permanent visa where I can stay as long as I like and not worry about restrictions of days of stay in Thailand. Thanks in advance for all your help.

I have sooooo many questions on not only visa advice, but also legal matters from importing some of my personal furniture to importing one or two of my cars also. Then comes all the legal matters of starting a business there and what types I can do. Then housing has many questions too regarding how the land lease is handled legally, or is condo better or potentially pay the big bucks to own the land outright as a foreigner. I have learned a lot of basics in this group, but have many more questions that I need cleared up before deciding to move there.

Where should I go to get my specifics answered? Thai embassy? Thai immigration or immigration lawyer? Is there somewhere I can get correct advice in my country (US)? I want to make sure i know everything i can before selling everything including my biz only to find out i can only twiddle my thumbs and drink beer once I move there. Haha.

Thanks for any advice. Have tried Thai gov websites for answers, but the fine print seems to be missing.

Hey all,

I'm looking for an agent (preferably in Bangkok or Nothaburi where i reside) for opening a thai bank account as it makes paying rent and all the bills much easier and would also be very nice to be able to pay with QR. my friend recommended Siam Legal but sadly at the moment they can't help Dutch nationalities and when searching online i find some companies but they ask around 28K baht which is in my opinion not worth it... and heard most agencies do it for around 5k Baht which seems reasonable.

*Anyone else waiting on the new visa updates for the 5yr DTV? Im 33yrs old coming from USA and with this visa it seems you can only stay 6mo a year so im now thinking to buy a house there thats a little cheaper than I was planning and now thinking I should start looking for another country with a similar easy cheap visa (since im too young for any retirement visa even tho im retired). What other countries that are NOT western that would be good to spend the other 6mo of the year and where cost of living is reasonable and 50-70k usd will get a respectable 60sqm+ condo? Im from miami so im already used to the disgusting 90* 90% humidity everyday, figuring ill spend winters in Pattaya then go to the other country for summer to be a good combo? South of france like Nice-antibes would be great and cost of living is low except purchasing a condo is miami pricing... easy visa tho.... dont want to rent anywhere, so purchasing a property is the critical part of the equation. *

*So what are you guys doing that spend half a year in thailand and the other half somewhere else thats not from the western world?*

Hi. I was just wanting some kind advice if possible. I have been to Thailand on 60 day visa before but stayed at private address of Thai national. I am coming back again but will be travelling around the country. I am however going to be based at another privately owned address of a uk citizen. With regards to TM30. He isn't a Thai national so doesn't have Thai ID card. Will his passport suffice on the letter of invitation along with ownership papers of the condo ?
